My husband and I recently moved into this complex. Although we love our place, the pool, & lake, etc., our upstairs neighbors are EXTREMELY loud at all hours of the day & night! They stomp all over the floors, talk loudly, play instruments like the DRUMS all the time, scrape furniture across the floors, etc. & have woken our baby up while he's been sleeping multiple times! They never answer the door when I knock to ask them to keep the noise down & ignored the note I put on their door, asking them to please keep it down. We are stuck with no way out. :(. If you need quiet, do NOT rent or buy a bottom unit here! You can hear EVERYTHING from the top floor!

I've owned here since 2009, and dealt with other HOAs over the years. This HOA by far is much easier to deal with than any other HOA I have dealt with. Unfortunately they have weird office hours not suitable for those who work. Yes they have one official parking space and another being the guest spot - in my location this has never been a problem. My dumpster is also a short walk from my front door. Since 2009 we have never been towed, but have been warned repeatedly with stickers on our windows which are quite annoying. The HOA fee has not changed since 2009.

Moving here has been the worst decision of my life, the Association is very rude and provides no help for the community. Parking is a disaster you will get towed, even if you are a resident and are not at fault no questions asked. Security wise, the gates are always broken and you can see strangers just walking in and out of the community every night.

To take out your trash, please be ready to walk half a mile from any of the units.

Expensive and absurd HOA fees. HOA is extremely strict and does not provide much for the community. Each unit is only given one parking space, even though the units are two bedrooms. Guests can not spend the night unless they want to be towed/STOLEN/broken into. All of which have happened to me personally. To add, this community is a law suit waiting to happen. They black-topped the roads and parking spaces so they the to blocked off big portions of the community at once which made the people (99% senior citizens) park and walk ridiculously far away from their homes. It took approx. 1 1/2 weeks for them to paint the parking curbs and speed bumps, not the smartest way to go about this project. Automatic gates were installed, with HOA fees of course, and they NEVER work properly. My car was stolen during this time, so the money used to install these gates was pretty much wasted.

Don't waste you're money.
