I learned this trade from my Grandfather and I have long since established myself as a business owner operator. I have 30 years of experience. I use the best water base finish on the market. My prices are low due to low overhead. Big shops who charge more have salesman, secretaries, and by the hour manpower. I do it all and will be there from start to finish. Ask about my incredible refinishing specials for existing floors, I sand away all the old finish and get the floor nice and flat, then fill all the gaps and nail-holes, then put down 3 coats of top-notch Swedish finish, or water-based finish depending on customer preference. I have repaired countless thousands of square feet of water damaged wood flooring. The most common mistake I see is people think they can just let the wood dry out on its own. The problem is the water gets trapped under the floor boards and continues to spread for months and months increasing the size of the repair and the cost of the repair greatly.
