This company is horrible. Their representative Robert Wiebusch cannot or won't answer simple questions and has repeatedly broken rules and Florida statutes. He has acted on votes that never took place as well as entering into multi year contracts without proper board approval. He appears to look the other way and lets one long serving board member call the shots. On one occasion he put a lien/Charge on an owners unit without a board meeting or due process to gather the facts. That owner was in the process of selling and didn’t have time to fight it.The estoppel at closing claimed Board of director approved (BOD approved). This board never voted on this, I was on the Board and new nothing about it.I could cite many examples of their incompetence, lack of professionalism and outright disregard for rules, statutes and good practices. Robert and PCM may be tempted to respond to this review.I would love that, I have the evidence to back up everything I assert.

We were a self managed community. I was able to get a free consultation. We decided to outsource our accounting so that our treasurer would not have to handle this. We now get monthly financials and don't have the liability issues on the Board members. We are very happy with our decision and PCM has made this transition easy for us. Thank you.

Stay away

I second that review from the tenant side. HORRIBLE.My wife and I are living in a rental house while we shop for a new home in Sarasota. I also own 2 rental properties in Gainesville, and would never want my tenants treated as I have been.

The particular agent we had problems with is Susan Oglander. We have requested another property manager but have been ignored. We have requested owner contact information when they have done nothing for months and told that we cant have it.

We are not talking low-end rentals and deadbear tenants. We are renting a $300k house and have never missed a lease paymant.

So as both a tenant and a landlord STAY AWAY. I don't know if the entire company is bad, but that's not something I would risk again.

Should have know from the first discussion. When asking what type of doctor my wife was, I replied a veteranarian. Her response...so she's not a real doctor.

Not a joke. Not pertinant to rental situation, but a pretty good heads up on the quality of people there.
