While grounds are always keep in good condition for new tenents to see, apartments are not.



Repairs take forever to complete.



Currently two large tarps are covering roofs waiting to be repaired, these have been up for months now.



Expect to pay one to two hundred dollars more than what you would for a simular apartment in the San Gabriel/ Arcadia area.

I have lived here in this apartment almost a year. The reason I lived here for a year is only because of the contract. If something is broken in the apartment, pray for your best to get it fix. For example; my apartment had water faucet been leaking water, and it took about one week to get it fix. In the meantime, you have to figure out how to keep the floor dry because of leaking water, the manager warn you if the floor is damaged, we are the one has to pay for it even though they are not punctual enough to repair it fast. The apartment is very old and not well maintained. Parking is also very difficult and limited. If you have parked in the street, wish your car is still there in the morning. One time, my neighbor who usually went to work around 4am got robbed right in front of his apartment. The manager will promise a lot before you sign the contract. Once the contract is signed, every promise goes into blur. So, my best advice is that if you are looking for an apartment around this area, try to avoid this one to be free of worries.
