The concept is simple... In today's economy, owning a 50% interest in a second-home makes more sense than ever. On average, second-homes sit vacant 300 days a year, and the cost to maintain them is soaring. It is best explained by using an example: Let's say you have a $5M home with a $2.5M debt and you sell a 50% interest for $2.5M. You are now debt free and are responsible for half the cost of carrying the property moving forward. You can now be more patient selling the remaining 50% interest, if you choose to sell it at all. The buyer is thrilled because they have just purchased a $5M home for $2.5M, and have half the cost of carrying the property. Neither party will probably ever use their full 6 months.
