This is one of the most uncaring companies you can rent from in the area.

Owner (Tim R. McKenzie) is a stingy, inflexible excuse for a landlord.
Don't make the mistake of ever renting from T.R. Mckenzie Co., unless you have an attorney on retainer!

The best thing about T R McKenzie is that Tim is dead!

Worst apartment experience ever. The apts are loud and creaky. The office staff can be very unprofessional, with constant turnover, closed when it should be open. Expect tons of viewings your last months there, during weekends too. They would come in without notice and try to insinuate I wasn’t informed because I was my husband's girlfriend. And do not expect to not get your whole deposit back. We were there for only 3 months, yet charged for 5 hours of cleaning for 30 minutes of work, mostly for things that were bad before we moved in. We found out that it's a chronic issue that they bring a cleaning crew in regardless of how you clean to overcharge you. We have never been charged anything from our deposit before. We were so glad when our sublease was over.

My husband and I have lived at Aspen Ridge for over three years and find that the management is very responsive to service calls. They are NOT inflexible (per Michael s G) when dealing with residents. Our building manager has been helpful in dealing with some noise issues from a neighbor!

Overall I was very happy with ...

Overall I was very happy with my experience WHILE I lived at Stone/Shadow Creek apartments. However, once I moved out, my roommate and I were charged $100 for cleaning and $158 to repaint the entire unit. I was sent pictures promptly, but the "excessive uncleanliness" was hair in drawers, dusty blinds, and dirt behind our washer and dryer. I will be the first to admit that the cleaning was not perfect, but it certainly wasn't $100 worth of cleaning. As for the repainting, my lease did say "the reasoning we were given for the apartment needing to be cleaned was that there were an "excessive number of nail holes" in the walls and there were a number of scuffs on the walls. Regarding the nail holes, while the lease does state "reasonable picture hanging with the use of small nails into drywall is acceptable," it does not indicate what a reasonable number of nail holes is. It is my belief that the number was in fact reasonable in our case. Furthermore, the lease also states "please do not fill nail holes upon move-out." If this had not been in our lease, we would have filled the holes ourselves before moving. As for the scuffs, they are few in number and as can be seen in the pictures would not have merited painting the entire unit. I have been in touch with TR McKenzie regarding my concerns and have basically been told that while they "understand why I'm upset," there's nothing they can/will do. I have since filed a complaint with the BBB and the Consumer Protection Agency and they still refuse to refund the remainder of our deposit.



Long story short, if you live in Stone or Shadow Creek apartments or ever plan to live there, go through the unit with a fine toothed comb if you plan to get your full security deposit back.

lived in TR Mckenzie property ...

lived in TR Mckenzie property for three years and I was late once for rent and they charged me a late fee. They are not understanding at all. They are very slow about fixing things. Are not in office very often. I would not recommend their properties because of the management style.

AMAZING EXPERIENCE

I recently moved back to Madison and found TR McKenzie on yellowpages.com. I am a pretty seasoned renter, and have had many terrible experiences with slum lord management companies. I just wanted to say THANK YOU to TR McKenzie for making my rental experience so smooth, and would recomend at least checking out some of the places to anyone who wants to rent from a stand up company. My apartment is clean, the rent is very fair,and they actually do what they say they are going to do. If you are looking for an apartment and want to rent from an honest, top notch place you should definately go through a couple of these apartments I would recomend TR McKenzie to anyone. I've got an almost new, clean apartment, and even my neighbors are pretty cool. I just can't say enough good things about them.
