this is by the worst experience of my rental history & the crazy part is i just got my keys on the 12/1/17 so you know its really bad!! so i applied for the property around the 2nd week of November in which i was approved of course. i originally wanted an 11/15 move in date but i was told by the assistant manager katie that i couldnt do that because the had to do a final walk through which takes 3-4 day plus that would be around the holidays so it would have to be after that. lets not forget i only viewed the home once with all the blinds open natural sun light shining the entire home. it was absolutely beautiful. but like they say looks can be deceiving. so the home i end up rent on derringer way in gilbert, az which had been on the market for a while which i didnt find out until afterwards now i see why the company isnt any help & the landlords dont do shit either. so fast forward i have my keys let the movers move everything in which took some night time work thats when i found out there was no lighting in the house except in the bathrooms, hallway & a section of the huge kitchen. i had to have my 5 day inspection done by the 5th which had to be done on spare time still at this time my family hadnt slept in yet. so as im doing the inspection it was sooooooooo many things wrong & things that didnt work. from the stove, washer had water sitting in it for who knows how long but could tell it was long cause mold was forming, then the thermostat was dead so the man turning on the gas had a hard time checking things. it was just too much to have done a walk through that took 3-4 days. so i get the inspection sheets back to the company & even the next day still sent them my issues that i wanted taken care of as soon as possible. do you know these mfs told me its noted. i was confused so i asked like when are the things going to be taken care of they said i had to put a work order in for the the appliances & a vendor will contact me but the other things will be noted & i just wont be charged when i move out. do you know how pissed i am right now these mfs charge unnecessary fees(rekey, monthly admin & addt'l deposit) but couldnt make sure the fridge had a bulb, the thermostat had working batteries, the house had lighting etc like this is so unprofessional & unacceptable. but they dont care as long as they get paid but their name is on this experience so here i am. like i told them i will make sure anybody who works with them or rent this damn house on derringer way will be very aware of the type of shit they be on. all they can say is they apologize. i will never work with them again!!!!! too bad i have a whole 12months or just a waste of money if i just up & leave.

DO NOT RENT FROM THIS COMPANY!!! This company is HORRIBLE!!!!! They dont operate professionally at all. They are thieves and lairs. They dont run a lawful business. I rented a house from this property management company for a little less than 3 years. After my first year was up, I was offer a renewal incentive of $250 if I signed a new lease. This renewal incentive was offer July 2013. TCT never applied this incentive to my rent. I moved out of the home on 1/2/2015, and I am still fighting to get the renewal incentive refunded to me, Which I was clearly offered in writing. I have sent TCT 20+ emails over the past 5 months of not living in the home, not to mention I spent Nov and Dec 2014 also trying to get the refund before I moved out of the house. TCT had done nothing at all, put point fingers at the property owner and state they aren't responsible.

I wish I had researched TCT Property Management before I got ripped off and taken advantage of ... "GREED" is their first name and I'm convinced they give bonuses to their employees who can get the most out of people. Like another person said, the only reason why I gave them one star is because they don't have negative stars ...

This company NEVER returns phone calls. AVOIDS answering questions. These people have NO COMPASSION. They're RUDE and COLD HEARTED. Due to unforeseen circumstances, I had to back out of a lease I signed, a week after signing it and 3 weeks before I was suppose to move in. I gave them almost $1,000 and expected at least $450 back after they rented the place out two weeks later. I called day after day to get my refund and she kept saying call back tomorrow, call back tomorrow. I'd ask how much my refund was suppose to be and she wouldn't answer me, even though SHE was the one who requested the checks and signed them. My refund was legally due back to me 5 days ago so I called and told them I would be there TODAY to pick it up. She informed me I OWE THEM over $100.00! They're fees are OUTRAGEOUS and unfair. Do yourself a favor and walk the other direction when you run across them. You'll find a better place to live AND a better property management company who has compassion and cares about people. In the long run, I'm fortunate not to have been stuck in a lease with a company who only cares about money and not people. GREED, will eventually get the best of them.

What can I say about TCT Property Management that hasn't been said in all these bad reviews. Horrible nasty people, terrible management company, unprofessional slumlords. All of these things are lightly put. The only reason I gave them one star rating is because there aren't negative stars. I moved in one of the properties that they manage. The place with filthy dirty and everything was broken. I have been in this place almost 7 months and I have put in multiple repairs for the same things. They send their repairmen and all they can do is say that they only have a 50 dollar budget and that all the broken things need to be replaced. The way TCT deals with this, is they ignore you in hopes that you go away. They even went as far as to lie to the BBB, telling them that I was not available for them to come fix these things. Why would I waste my time putting in repair orders if I didn’t want these things fixed? The only thing left to say is, if you are one of the owners of these properties they are taking your money and letting your property fall apart. Do not do business with these people; there are several good companies out there that still take pride in what they do.

TCT Property managed 2 of my rental homes. Had issues getting a hold of them. Often weeks at a time. Had issues getting work done in a timely manner. When I got the bills for various items, they were padded. Found out after losing a few renters that it was due to the mismanagement of the company and that they had withheld large amounts of their security deposits claiming various issues and then never gave me the money, yet all the issues they charged the vacating renters for was all home stuff. Plain old stealing from both the renter and the home owner. Horrible waste of time, money and energy. Either hire a reputable company, or do it yourself. Skip this one all together.

Horrible management company, we paid rent on time for 2.5 years, were late one month and charged over $100. When we moved out we were charged twice as much as we had been told in the walk-through which we were given only a 30 minute notice for. We left the house is great condition but there were tons of bogus charges including $45 for taking the trash can to the curb (something we couldn't do because it was a holiday). They frequently close before their posted hours, don't return phone calls, and are extremely disorganized.

As a renter, TCT has been the best management company that I have gone through. Out of all of the houses that I looked at before signing a lease (several of which were managed by them), all of their houses were in the best condition. They are there to answer any questions that I have. I am looking to purchase a home in the future and would definitely use them if I had a rental house.

I am very happy with the service!!! They are always there to answer any of my concerns. My property rented fast and had no problems. Our property manager has great knowledge of the market.I will recommend them to friends and family looking for property management.

There was ridiculous bull**** charges just to keep some of my deposit. I am thankful that I received some of the deposit but compared to what I put down, it was petty! They charged me for landscape that did not need to be done. I replaced the drip pans on the stove just before I moved out with brand new ones and can you believe they still charged me for new ones? They also charged me to replace all the lights in the place, for a charge of $75 friggin" dollars when all of the light fixtures had light bulbs that worked. Just lil' common sense stuff like this, that you make sure is taken care of upon vacating the premises, they get you for! And this is just to name a few!!! I know there are good people out there who have integrity but in this case, what is integrity? I fulfilled my contract and was never once late on my rent. I have been an investor for over 15 years and this company was recommended to me by a real estate agent. I would never choose this company again. My property is located in Queen Creek and I was never able to get a hold of my 'manager'. She would never call me back or return emails. When I could get in touch with her, she was rude and often did not know the answer to my question, then I would have to wait for 2-3 weeks for a follow-up. Customer service was awful, so I cancelled my contract, contacted the tenants on my own and wrote my own lease. Company is POORLY run.

I am so disappointed in this Mesa, Arizona company. After being a loyal tenant for 18+ months with not a single late rent payment, prompt attention to the single complaint by the HOA that we left the basketball hoop out overnight and excellent care of the property - above and beyond what a typical renter would provide (having been a landlord before I can attest first hand) - TCT Property Services still kept over $400 of my deposit to clean a spotless house, "clean up" the landscaping which was in perfect condition, and shampoo carpets that were very stained when we moved in and had been cleaned before we moved out. Yes, when I complained they provided invoices for these services, but clearly the money was used to grease the pockets of their contractors since there was no work to be done inside the house. Do not rent from this place. They have the snotiest rudest girls working there. They will rip you off on everything and not tell you about things they are supposed to. They are not helpful at all. I would not rcommend these people to my worst enemy.
