I would NEVER do business with them again!!!!! Horrible experience! Refinancing our home after adding a 1430 sq ft 3 bay garage. Our home appraised for $145000 9 months prior without the garage. Now with the garage he appraised it at $141000. So magically our property value dropped drastically for no reason. Our home is in great shape with no damage to the inside or outside of the home. We have well maintained landscaping and a very nice park like 2 acre lot. The home is a 1640 sq ft 4 bedroom 3 bathroom home. His comps are 2 and 3 bedroom homes with only 2 baths and 1 car attached garages. We tried to dispute the appraisal but they refuse to give us a return phone call so that we can show the better comps that we found. So we lost property value after adding a $21,450. In his words we would “ gain $15 per square foot on the garage.” So now we have $166,450 house that’s only valued at $141,000.

As the other review said this was the most unprofessional company I have ever worked with. So far he as lied to USAA telling them he hasn't gotten to my appraisal yet because he had pneumonia and wouldn't be able to get to it until after the holidays yet their answering machine states they are out of the office until after the holidays. I guess they scheduled his pneumonia. I too will be taking my complaints to the BBB and the VA. After years of serving my country and sacrificing countless time away from my family I have to deal with this poor company just to refinance a home. DONT USE THIS COMPANY FOR ANYTHING OF IMPORTANCE TO YOU. The absolute worst!!! To other Vets I would suggest as USAA has told me to call and file a complaint...ROANAKE VA CENTER 800 993 5499. You may operate under a different regional office but there is more credence given when the complaint comes from Vets. Now of course I will have to deal with the backlash. I will see what the appraisal comes back as...stayed tuned. If I ever actually get it that is.

Dann Cann completed a VA home appraisal for me. It took him 7 (seven) WEEKS to complete. The VA mandates that any appraisal be completed in just 10 days. He FAR exceeded that amount. He was happy to take my $450 as quick as possible, but felt unobligated to obey the VA mandate and unobligated to reach out to me. I have contacted him over 5 times via email and telephone. He never once contacted my back. His secretaries always sound like your call to them is a huge inconvenience and always make excuses as to why Dann can't take your call. I would avoid this appraisal "company" at all costs. Highly unprofessional and terrible customer service. I am making it my personal business to ensure the VA never lets him do an appraisal for them ever again.
