Worst Rental Company I have ever dealt with. I have been a renter for their rental for two years (2016-2018) and left their home spotless. I paid rent over a week in advance ever month and left the property 9 days before the end of the lease. I hired cleaners, moved out all of my personal property and what do I get in return? Having to owe an additional 17 dollars on top of the $700 security deposit. It is ridiculous! Please steer clear of them! They charged us for stupid mats and Christmas lights (high in the garage) that were left from the previous tenants. Their excuse? We didn't mark it on the move in sheet! Are you fucking kidding me? One measly room had only 150 sq ft of carpet and was charged 175 dollars for carpet cleaning. Over 300 dollar charge on yard work even though we mowed and left it the way it was when we moved in. Please rethink if you find the property you want to move in, worth it when it is through Willow Properties. They know how to hose you. Pictures prove justice (of how I left it). Mark every little detail down to the things that were left from previous tenants! I'm very disappointed in this company, they don't care about the great renters they have encountered.

Willow Properties has managed my property for 15 years. During that time the service has been wonderful. The team at Willow Properties have always been responsive to any request. I rest well knowing my rental home is in good hands

We were so disappointed by this company. We went in to rent a home that was for rent and when they told us this was a non-smoking unit, we were fine with that and told her we don't smoke in the home. She stated we didn't understand, that it was a non-smoking property and there would be no smoking anywhere in the property! This is absurd, and we waked out. They lost an excellent prospective renter. My fiancé has rented 5 years at his current residence and has never been late on rent one time! If there was a -score with the stars, this company would have received it. The lady at the counter wasn't even friendly or smiled at us at all.

I don't believe that this renting company is bad, but my personal experience with them was very unprofessional. Set up and appointment, guy shows up late, has very little knowledge about the home, I called the office to get more info as suggested my the willow property employee. A lady picks up the phone with a snarty attitude. I asked her a few questions and she replies rudely. I know it was 10 till the closing time but that was no reason to be so rude. So instead of renting that home I bought one. Please train your staff to be more professional and knowledge.

Read the agreement you sign as a tenant or landlord - then comply with the agreement and everyone will enjoy a wonderfully pleasant experience. Simple.



Willow Properties have managed property for us since 2007 (8 years). We have had the experiences of having two separate Property Managers prior to them and have even managed our property ourselves for several years. As a result of finally finding Willow Properties, our lives, relative to our property, and as out of town landlords have been without stress, free of concerns, constantly being kept up to date, treated in a business-like manner and 1,000% more positive. Willow Properties works hard to maintain our property in a manner that would attract quality tenants. We have had conversations with our tenants and received positive feedback. We have been truly blessed as a result of Willow Properties' standards, to have excellent tenants over the years. I have used Willow Properties for over 8 years to manage my rental and cannot believe the messages here. If you own a property and someone breaks in, you or your insurance pays, not the mgmt company. If you damage a property as a renter, you will forfeit a portion of your deposit. Many of you folks are looking to blame someone else for your problems. If you were rejected by them, there was probably a good reason, and I wouldn't want you as renters anyway. Dorothy and John have taken great care of my place and recently went to court to get money back from a negligent repair company. Personal service all the time and they keep my property rented. Thats what counts.

I was in the process of renting from this management company. Based on the reviews listed here it looks like things work out for the best.

The owner of this management company was extremely rude to us and rudely refused to even process our application once they discovered we weren't a "traditional" family.



I feel sorry and embarrassed for any homeowner who uses Willow to manage their property and puts them at risk for fair housing or discrimination lawsuits. Poor business decision.

RENTERS BEWARE!!!!

Currently ended my lease will Willow Propertiea and they are the WORST company I have rented from. Dont listen to the one good rating below, because its probably Dorthy the owner, as they will rob you blind. Not only had my property been broken i to TWICE they never called to checkup then charged us for all the damages due to the break in! A lot of people I know who rented from them had to take them to small claims. Also the owners claimed that JAG were "fill of a bunch of idiots just like any other soldier." This company is disgusting and poorly ran. RUN AWAY NOW!

Thank goodness!!! You did not rent from these guys. I'm having trouble geting my deposit back as well. They're already black listed from Fort Lewis. We were at Mc Chord AFB. I'm going to complain to the housing office there as well. We spent $400. cleaning the house. And gave them $ 1100.00 in deposit. So far only $150.00 has come back. the only repair was a toilet seat. Spent $900. for a $13. toilet seat.

BE VERY AFRAID!!!!!

I was recently looking at a home to rent that was managed by Willow Properties. Prior to renting, I asked a few common questions via email as any conscious renter would. The management refuse to answer any question and responded in a very rude manner. As such, my family and I decided to look elsewhere. Any property owner who allows this company to manage their properties is losing monies. Customers have certain expectations of what customer service is and this company is far, very far from the lowest expectation. Please do yourself a favor and run away from this company like a cheetah.

Willow Properties is a great company to work with,until you move out. When you move out they will make improvements to the house and yard and take it out of your deposit. They will bend the landlord tenet law by telling you normal wear and tear is for you to fix. They will not talk to you and you Can NOT be there for the final walk thru . When you live in their houses they will take good care of you but when you move out they will charge you out the b***. Oh and they lie. I paid another persons power bill for over three years .

"Buyer" beware. The men who run this business will get EVERY penny out of you that they can possibly squeeze.



This company puts on a very professional facade until you are in the unit. The homes are immaculate when you move in but beware, they will expect them to be absolutely immaculate when you leave. NOTHING is deducted for regular wear and tear.

In our experience, the rent was set very reasonably low to begin with but was increased dramatically each year. When we moved out, we had just received notice that our rent was going to be a full $200 per month more than the original price. After we moved out, we continued to check their website and found the same house back on the market for the price we had originally paid. Several months AFTER we left (and they had REFUSED A FINAL WALK THROUGH) we were billed for THOUSANDS of dollars of supposed damages.



Yes, the homes are BEAUTIFUL but BEWARE!

Certainly- by far- the most unprofessional bunch we have ever rented from, ever! We felt as if we were renting from a slumlord, yet were paying good money to them- they were extremely rude to us and absolutely noncaring to us- at all. Just the tone of their voices was condescending to us. If something goes wrong with the house, it may or may not get fixed, and they even confiscate deposits for fair wear and tear items- such as a closet door that comes off the tracks, or for tightening cabinet doors. I have even heard from several other tenants that they insist on frequent watering, yet the lawn stays brown. One tenant told me that they damaged ONE garage door, yet they were forced to replace all THREE doors. The complaints I have personally heard go on and on. We didn't notice that the broiler pan was checked on the move in check list, and we were charged for that when we moved out!!! I would recommend that anyone stay away from this company, and I was even told that there are several complaints filed at the housing office at Ft Lewis.
