The depth of the inspection was so shoddy that several critical and obvious issues were not even addressed. The roof was not inspected and it’s subsequent replacement cost over $14,000. A refrigerator was present and the report claimed it held proper temperatures. The refrigerator did not work. He failed to report that the leaking dishwasher created a rotted area in the floor which had now sunken. There was no testing of the heating system. The inspector offered a rebuttal to my complaint which was totally inadequate on several levels. The dishwasher did not have to be moved to see the rotted floor. The floor at the front corner shared with the refrigerator was obviously sunken. The rotting wood was openly observable as was the continuous dripping from the failed dishwasher’s door seal. Removal of the cabinets to access the sub-floor and replacing that sub-floor was quite expensive. There was no comment made about the home’s interior doors. Three doors had been destroyed by the prior owner’s dogs and framing on several were chewed beyond repair and required replacement. Only one of the six interior doors fit it’s frame and was able to be closed. The sub-floor in two rooms was rotted to the point where they flexed like trampolines. I certainly expected greater thoroughness for $600. I am a single man who does not expect a fairy tale castle. Yet to date I have spent thousands of dollars just making this home habitable.
