I used #1 Advantage Realty to sell my house, so here was my experience. The agent was a pleasant and did a good job pinpointing a list price and also did a fantastic job writing the listing. The photos were great and the description was perfect...but that's where the fun stops. When discussing the offer we received on the house, I asked for his professional estimate of my potential proceeds. He didn't include some very important costs of mine in the estimate and the actual proceeds at closing were thousands of dollars less than his estimate! Knowing this before closing would have given me the opportunity to negotiate differently with the buyers. He also guaranteed to me twice that I would be receiving a refund of their administrative fee, which I have still not seen to this day. Please be cautious when working with #1 Advantage as their professional advice could be very misleading.
