Provided by YP.comStay away from Van Raden. There was a storm that cracked my sliding door window. I put in 2 maintenance requests that were ignored for months until I moved out. Then, when it was time to move out, they charged me for the broken window, claiming that I had signed some form accepting responsibility for breaking the window, even though I put in multiple maintenance requests as soon as it happened. In fact, they charged me for pretty much everything. They kept my $250 security deposit and charged an additional $576 for a total of $826 in "damages". For example, they charged $68 because they said the oven was dirty. They charged $245 for a completely new sliding door, even though the existing one could probably have just been fixed (it just needed a new pane of glass).
Please, do not rent from these people. They are mean, and Mr. Tom Van Raden was very aggressive when it was time to collect my money. I paid my rent on time, every time, for the entire 18 months I was there. But when it was time to pay for "damages", he only gave me 14 days to come up with the money before they would "come after me", whatever that means.
The low rents advertised are a way to rope you in, then they take it out of your security deposit.

I recently moved into a property owned by Van Raden and I found out, a week ago, that the previous tenants were convicted of possession of meth. I found this out because I told a neighbor that I was not feeling well and she said, "well you know they were cooking drugs in there right?". I called the Fargo PD and sure enough, yes, the police have a record that they confiscated meth on the property. Well, I tried, many times, to get in contact with Van Raden concerning this matter and I tell them I want to either be given another property OR released from my lease as I do not feel that this is a safe environment... I was a bit tense but I did not accuse them of anything and I didn't say 'you have to let me out of my lease!" i said 'I am happy to keep paying you if you just let me go to another property without meth residue'. Well, of course, the manager isn't available to talk to me for several days. I finally get a call from him and I am happy to talk to him, hoping we can work things out. He interrupts me after a few minuets and says that he isn't going to waste time on me. I said... i am a tenant of yours and you get money from me and you cannot spend more than 3 minuets on the phone with me? He responded by basically threatening me and tried to bully me, lamely, about how he was on these various boards for housing and his lawyers are very powerful... So anyways, they will rent you a meth lab and then yell at you when you ask them to work with you to get out of it. And then hang up on you. I cannot even possibly fathom a worse land lord. Another reviewer said they were rude. It goes beyond that. They are evil selfish people who do not even consider caring about another human being. I am in the process of having a professional come in and test the property for meth residue, according to the health department if it is above a certain level they have to clean it up. And I am looking for a new place. I hate it but it looks as if this may lead to court. Please do not rent from these people both for your sake and because they are evil and do not deserve to have your money.
