I will not do business with them again. There were plenty of times we had to contact the management twice for maintenance. The property manager did an inspection one time and was just clicking the camera and half the time the camera was facing the floor. She completed another inspection before we moved out she took pictures of the property and of me while I was in my pajamas. Thank God she didn't post that picture.

I was a little reluctant in agreeing to the terms of the lease when they asked for three times the deposit due to one of the tenants had a ding on her credit. I was just hoping they would not try to scam me out of my deposit when it was time to move out. Well, lo and behold. They found a way to take over half of our deposit. We had been in that property for 3 years which means that there would be some wear and tear. I don't believe they took that into consideration. They made it a point to let me know that they have to protect the owner of the property. Wow! So, I guess that means that the tenant has to take whatever decision the decision is---fair or unfair.

Besides some other fees, they charged me 75% of the cost to replace the carpet. I am disgusted by this. The owner got new carpet at my expense. I was told the carpet had pet odor and was damaged. I have lived in other rental homes and have never had a problem with pet odors and have always received my deposit back. What makes this worse is the toilet overflowed and ruined the carpet and padding (and it smelled) in one room and we had to pay 75% of the cost to replace the carpet. That just don't sound right or fair! They didn't bother replacing the carpet then. They shouldn't have replaced it at our expense. After the emails back and forth, the property manager tried to make me feel bad. The property manager made it very clear she was protecting the owner of the property even though the tenants are also customers. Shame on the property manager, the homeowner, and Century 21 Judge Fite Property Management.

If you don't want to be taken for a ride, don't go to Century 21 Judge Fite.

Terrible rental company. In 2012 I needed to find a home to rent in Arlington. We were transitioning out of the military and weren't ready to buy yet. I looked at a few places and ended up going with a home in south Arlington that Century 21 Judge Fite Company was the property manager of. The problems started early... When I was shown the home, it had a refrigerator in it and when I asked the guy from the company that was showing it to me if it would stay, he said yes. This guy was also extremely rude and never took his headphones out of his ears. He kept listening to music the entire time and barely listened to what I was asking. When I moved into the house 2 weeks later, I immediately noticed 2 things wrong: the refrigerator was no longer there, and the A/C wasn't working. It was June and already in the high 90s. I called and they said "oh, we'll have someone come fix that when we can". It took 5 days to get the AC fixed. 5 days in June that I HAD to stay at the house and sleep in that miserable heat. I asked if they would at least pay for me to stay at a hotel or something since it couldn't be fixed sooner, and they said that the only way they would pay for that was if the temperature outside went up past 100 degrees. It was 98 that day. They had 2 weeks to make sure the house was ready for me to move in, so there was no excuse for the AC that didn't work.

Later, once my family had joined me in the home, we noticed that some of the boards on the backyard fence were broken and rotting. We let the company know that they needed to be fixed because it looked like it could be a potential hazard if left alone. They never responded. Then after a storm, several of the boards did fall to the ground. I called and emailed and no one responded. We propped the boards back up but they again fell, and this time, my 2 year old son stepped on one of the broken boards with a rusty nail sticking up out of it and it cut his foot. We took pictures of the broken fence, boards, nail, and his bloody foot and sent them in an email to the Judge Fite managment company. They FINALLY sent someone out a week later to fix the fence. When our lease was coming to an end, we bought a house and we moved out. We fully expected to get all or at least most of our deposit back. We then get a bill about a month later that says our deposit covered damages to the house and FENCE and that even our $1200 deposit didn't cover all of it so we owed them $100! I couldn't believe the gall of this company. I tried to fight it but they said that we had to pay it or be sent to a collection agency. I was frustrated and had a lot going on so we finally just paid it and moved on.

This review is long but I just wanted to share our experience to prevent others from using this company. If you're looking to rent a house and this company is the property manager, DO NOT USE THEM. They are terrible, unprofessional, will neglect your needs, and then will charge you an arm and a leg for things not justified. You've been warned.

Rip Off

This is definately the worst rental agent ever. I rented a property from this company and was charged $2000 on a property that was rented for $795. When I moved out they charged for everything like $350 to fill nail holes, $200 to clean the carpet, and whatever else they could put on there to run the bill up. I asked them what was normal wear and tear because no where in my lease agreement stated that I was not allowed to hang pictures on the walls - no answer. They even charged me for 10 additional days of rent. I asked them how they came up with that random move out date - no answer. They have cameras so they could haved viewed them for verification. They gave me the run arounds asking the make/model/color of my car and what I was wearing when I dropped the keys off. After I provided all of this info, no one ever got in contact with me. They just sent it to collections which added $300+. Now no one will respond to my emails. I have tried resolving this issue but it is like talking to a brick wall. Now I have to seek legal advise for their greed.

The WORST Maintenance Company

Going on 3 years of bad service. The property manager has a history of not following up on a regular basis with regards to service requests or issues that need attention. They are making an attempt to rectify it, but the lack of communication continues to be a problem. It doesn't end with the property manager; the C21 staff I've had contact with is not any better. Thank goodness the owner is a wonderful person; I hope they will contract with another company. I am going to make it my personal mission to make this happen. I have one word for C21: Nepotism.

BE AWARE!!! DON'T RENT FROM THEM

I rented a house from century 21 and due to an unpreventable situation i had to move out of the house ealry. I gave a notice in writing in march 2010 and agreed to live in the house until another tenant moved in. I stayed 3 extra month and someone finally moved in...KEEP IN MIND that I could of been a A** and just left the house and not caring about my credit but i didnt...i stayed 3 extra month. When I moved out I had the house professionally cleaned, the carpet, the walls, everything BUT I DIDN'T HAVE IT PROFESSIONALLY CLEAND BY THE PEOPLE THEY SUGGESTED and then i recieved a bill of $2145.00 minus my deposit of 1195. Supposeably they had to professionally clean the house again due to it not being up to thier standards... =( WTH... I had that done!!! I called and called and even drove there... nobody would talk to me, call me, email me NOTHING.. I finally recieved a email from Lori the manager wanting to make payment arrangementsand i email her back as soon as I saw it, and to this day, I still havent heard from her or anybody else!! They are totally a rip off. I never say my property manager, she never returend any of my calls, email or phone text....Be careful

Mr. Phillips: Thank you for expressing your feelings. I believe I am correct when I state that we did work out a payment plan in order to avoid turning you over to collections and incurring additional charges. At no time when you lived in the property did you ever contact our office to express that you felt that you were not being serviced. I believe that you were treated fairly and is unfortunate that you left feeling frustrated. Please let me know if there is anything additional we can do to make you feel better about your experience with our company.

WOW

CENTURY 21 Judge Fite Management has been managing my property for almost two years now. I have been extremely impressed with the integrity and professionalism of the company and its employees. They are always willing to answer questions and explain things to me in a way that I understand. I always recieve my rent on time as long as my tenants pay on time. My tenants have been excellent and I have even had pictures of the property inspections sent to me after inspections were completed. It has been great and I would highly recomend this company to anyone looking to lease their property. I would not ever try it on my own after not having to worry about it. The money just shows up in my account each month and I am never bothered with repair calls or any other of the stressors that come with owning a rental property.

Above and Beyond Service

C21 Judge Fite Management recently did a periodic (routine) inspection on my rent property. The property manager found some roof damage and a plumbing issue - the tenant had not reported either one! The property manager and her assistant got right on the bids and repair work immediately, therefore, protected my investment from deterioration and who knows what else! This company takes a pro-active attitude toward serving the customer! Thank YOU, Century 21 Judge Fite Management!

Saved Me!!!

I managed my own rental properties for years. Due to health reasons I has to hire this company to help me with my properties. I do not know why it took so long for me to make this decesion becasue life has been good since I did this 2 years ago.

I get emails whenever they have to take care of a repair to let me know whats going on. Any time its over a doaller amount they give me an estimate to approve.

Even better, when I did have a tenant move out and owe my money, Century 21 turned them over to a collection agency and surprise to me they collected everything that was owed to me!

Horrible as property manager

We had them manage our house which was the biggest mistake we ever made. They said they would take care of things, which they did not do. They would lie about what had been done. We told them not to do certain things and they did anyway. We put it all in writing and they still could not or handle it. We tried contacting supervisors and no one would return our calls. I do not have one good thing to say about them.

I suspect the other positive review is done by one of their employees. Google reviews of this company and check other web sites before doing any business with them.

unhappy

I rented a house from them for a year and was very un happy with their service. I never seen anyone the entire time that I was renting the place which is fine but to call and try to talk to someone reguarding the house you talk to several people and never just one always having to talk to two or three people because thats not there department and to get help on issues for the house good luck it wont happen quickly. Just very rude and living in their own world becasue its not like they have to deal with you everyday you realllly dont matter they already have your money and when my year was up and was ready to move out they have a all kinds of ways of keeping you deposits. I've lived in different places and rented several but not to this point, for example they give a list of all that you have to replace not that its bad but just seems pety like air filter and lights and you need to have the carpet and the house professionally cleaned and it they give you a list of who to use and if you do ,do it and its not to their liking they'll take it out of your deposit so really dont win either was. I really really will not deal with this or anyother century 21 due to the experience with this one company ever even if I really like the house. It was really crappy experience oh ya all I got back from my deposit was 2 dollars . What a joke , so be really careful and good luck renting from them
