I am a previous tenant of Cocoparc. Prior to moving in i spoke to Robin the secretary at the time in regards to putting laminate floors in the condo i was renting. I was told that she would have to speak to Annie the manager to get permission. I was contacted and was advised that i can put flooring in the condo. I went out and spent almost $2000 for the flooring and installation. After about 1.5yrs i decided to move out. I then contacted the office to advise that i was moving and that i would be taking the floors with me and replacing them with carpet which was what was in the condo when i originally moved in. I was told that i could not replace the flooring. I requested reimbursement and Annie told me that they could not reimburse me because it was never approved. If anyone knows Annie nothing can be done unless it goes through her 1st. I requested corporate information which i never received and also a copy of my original lease since i misplaced it when i moved and behold they could not find it but they were able to find my renewal lease. I was told that Robin who has now passed misplaced all paperwork. I would like to be reimbursed because now at this point they are renting this condo at a higher rental because of the floors and i invested my money.

This condo complex, although it is not apartments anymore, should be avoided at all costs. The parking is an absolute NIGHTMARE. The community hires a parking lot attendant, who then in turn reports to a towing company - Westway Towing - who will tow your car in the middle of the night if you make just a single mistake. They are completely unforgiving and will charge you $100 per tow. If you park in a reserved spot without your tag because you just moved in this week, they will tow you in 30 minutes while you are unpacking. If you have a 1 month expired tag, due to the insurance company having the wrong policy number on your file and being unable to renew (which is currently in the process of being fixed), they will tow you.



Yes, I can take responsibility for these actions, because they are my fault. However, lenience is NOT a part of the vocabulary in this complex, and they will shove their cast iron fist up your --- so hard that you will be forced into bankruptcy. So I went off the deep end a bit here, but these are both examples of EXACTLY what happened in my case. I spoke to an individual outside of my complex the first time my car was towed and she said her boyfriend's car was towed 3x in the first month they were there.



Moving on to the next issues: NOISE. Firewalls and solid cinderblock between the bedrooms and the main room are nice, but this courtesy is not extended to other walls between units. You won't be able to hear your own roommates, but you'll sure know when your neighbor is beating their child - 3AM and we hear SCREAMING from a neighbor's unit. Or when the dogs are barking in other units. Or when someone opens their sliding glass door at midnight.



Next topic of interest: GARBAGE. One SINGLE trash compactor in the entrance of the complex. No smaller units closer by at all. So, this means that unless you want to take out every single bag of garbage by driving to the front of the community, you get to leave the bags out in front of your unit while the squirrels tear it to pieces. And they have cameras on the dumpster so that you don't throw away big furniture, etc. This is not necessarily bad, but just one more perk here. There are never enough recycling bins, so they are always overflowing.



Safety? Doesn't seem to be too much of a problem here, as long as you have night vision. Lights are constantly burned out in the main hallways, except I'm not sure if this is my own responsibility, or the landlord's or the property manager's or the HOA's. Needless to say, the responsibilities here have been so de-centralized that you will be punished by some third party operator in Russia and not be able to have any recourse whatsoever.



I have lived here for just about 2 months now. The price was right, but the amenities were wrong. There are other communities that are not run like the Geschtappo here. Stay away unless you are a perfectionist and do not make any mistakes.
