Site selection, home location, orientation and elevation are some of the most important decisions that you will make in construction of your new home. In order to fully utilize the property as intended, we highly recommend having us on board with you through this process to discuss costs, limitations of the site and setting up proper orientation and house/site elevations and to make sure your house plans are drawn with consideration to the actual lot you will be building on and not just a “Canned” set of plans. Warner Bros. has prime Real Estate near Gore Mountain and only 20 minutes to Lake George or can look at other lots you may be considering to purchase.

Selecting your builder is extremely important in assuring that your project is successful. There are so many issues involved that can impact the success of your project; getting the home of your dreams, meeting budgets, meeting schedules, high quality work, high end specifications, helpful and courteous throughout construction, a contractor that will be around for warranty work or work you may want to complete at a later date. Hiring an experienced builder helps assure this success. Most projects encounter issues along the way and it is important that your builder has the experience and resources to resolve them quickly and properly. For this same reason, it is important to build your “Team” early on during Site Selection/Plans/Permits.

Energy efficiency is on the top of everybody’s concerns. Knowing all of your options and having experienced tradesmen doing the installation correctly can make a huge difference on your energy consumption. Many energy concerns are addressed in code requirements such as; minimum “Energy Rating” for the entire House Envelope including R-values required for walls, ceilings, windows and doors, etc., programmable thermostats and minimum mechanical standards. There are many other specifications and installation procedures that can significantly increase the energy efficiency in your home.
