**DO NOT RENT FROM THIS COMPANY!!** HORRIBLE, NIGHTMARE EXPERIENCE!!

I lived in a rental managed by this company for apox. 3 years. Always paid my rent. Kept the place looking great, never had any issues. We recently purchased a new home, prompting our move out. We busted our butts to make all the minor repairs so we would get SOME of our $700 deposit back. Boy was I wrong.. Couple weeks later I get an invoice from them say I ACTUALLY OWE them money. $440.23 was my remaining balance owed to them. Apparently they decided they were going to replace the linoleum in entire kitchen for this spot that appeared to be a burn mark of sorts. This mark in question it literally the size of my thumbnail and not visible when standing 5`8 tall. I documented this damage on the worksheet they give you when you move into a residence of theirs and turned it in. I did turn in this document myself. Now, magically its missing and their trying to make me pay for a $698.51 new kitchen floor that is being replaced due to a spot that is the size of my thumbnail. Its just crazy they would think its even ok. This was all done without even consulting a professional flooring person about the possibility of repair. After looking over the paper work they sent, They replaced the floor based off their general maintenance crew writing "This is not repairable by M&M" Implying that his company specifically can't repair it. This isn't surprising, since they ARE NOT FLOORING SPECIALIST! I disputed the charges and upon sending my dispute email, I requested for someone to simply let me know they received my dispute. Never got a response. Emailed them 3 more times, still no one responded. Sent copies of my email in the mail to them, still never got a response. Finally called them and asked for someone to PLEASE confirm receiving message. Lady was very rude and finally told me Yes, they got ALL of my messages, just never wrote back! I was irritated about this, but she completely dismissed my frustration never apologizing or anything. Anyways, they had an "Internal Investigation" to determine if charges were valid. (Do you think they ever actually reverse the charges with their "Internal Investigations"???) The results of the investigation?.. Dispute Denied! Naturally. They sent me to a collection agency and increased the amount I owed them by $220 and called it "Interest". $220.00 of interest in a period less than 30days?? It was just ridiculous. I am just blown away by how reckless they are with other's money. We are currently disputing the debt with the Collection Agency based off advise from our Lawyer. Sent them official dispute today. I'll go to court if I have to, this is just insane. NO ONE would replace an entire floor for this unless someone said. "Ill buy you a new floor." for free!

This is literally the equivalent of tearing a wall out a house simply for a small nail hole. I wish I was actually exaggerating! We'll see how it turns out. I'm now in risk of damaging my credit, all for something we documented on the original damage worksheet! Again though, now they're unable to locate it (Lady I personally handed it to has now quit/fired/ect.). Seems to be really Convenient for them!. Stay clear of this company. Doesn't matter how great of a tenant you are or how loyal you have been to them, they will try to screw you over for your money in a heartbeat. Just completely ridiculous!!

I am disgusted by this company...

I am disgusted by this company. I have never dealt with a rental company that is this dishonest. When I moved out, they tacked on a whole list of made up fees. I had to pay a lot more than my deposit. I could have hired a lawyer but that could have been more expensive. Don't let these people steal your hard earned money!

Stay away from Cobblestone, whatever you do!!! We rented a house from Cobblestone for one year. When we moved in it was in terrible condition, with damage to carpet (tears and stains), damage to walls and floors and windowsills, numerous holes in the walls from nails, etc. Although we documented all of this, AND had the place PROFESSIONALLY CLEANED upon moving out, they kept all of our deposit and had the nerve to say we owed them almost two dollars! They made up several charges to screw us out of a 900.00 deposit!! They claimed we had pet stains, when our dog has never peed on a floor. What a pack of horrible crooks. I have never been treated so awfully by any place I have rented from. If you are reading these, I am sure you are noticing a pattern. Cobblestone Prop Management truly and horribly sucks!
