Only highest praises & respect for Julian Levin

Having been an Associate Real Estate Broker in Ga. & SC for 25 years, I can easily recognize the service level and knowledge of an attorney who specializes in Residential Real Estate Closings, Real Estate Law, and Estate Planning. Mr. Julian Levin is a gentleman with a manner that brooks sincerity, trustworthiness, and respect. He is extremely knowledgeable in his field. Any person's relationship with their attorney reflects back onto themselves. I was always proud of the manner in which Mr. Levin held himself, his mannerisms, and character. Everyone Mr. Levin dealt with on my behalf was shown respect and curtseys. J. Levin is at all times fair and honest. Mr. Julian Levin has been my attorney from 2002 – 2012; I prefer his continued representation above any other attorney. Mr. Levin advised me during my partial ownership in an inherited vacation property on Fripp Island (just outside Beaufort); how to rent a partially owned property and distribute the income and vacation taxes; responsibilities on property tax payments, club dues, Wind and Hail insurance, Flood insurance and other costs associated with beach property.Mr. Levin suggested and set up an LLC for my ownership portion that was most protective and beneficial to me. After nearly 15 years, myself, and three of my siblings decided to sell the inherited property. My mother, many years prior to moving to Fripp Island, had another law firm to draft her Will. The inherited property was given to me and my four siblings in the form of various shares, share values, Life Estates, and Life Estate contingencies. We obtained a “Contract to Purchase Property” and were pleased with the terms of the contract. Mom’s Will was open to various legal interpretations in regards to selling the property, should we decide to sell, what a nightmare! My mother's poorly written Will resulted in a "cloud on the property's title". Without “clear title” (removing any legal ownership confusion or clouds) a buyer cannot obtain a mortgage on the property. Mr. Levin successfully had the clouds removed from the title there by allowing the buyer to obtain his mortgage resulting in a successful closing on the property. The real estate complexity of the Will, share dollar value, and Life Estate calculations were easily deciphered by Mr. Levin. Mr. Julian Levin is a man and an attorney who I hold with the highest respect. I have worked with no finer attorney in the past 30 years and I have worked with over 100 Real Estate “closing attorneys” and Real Estate Planning attorneys in the Buckhead, Sandy Springs and Midtown neighborhoods of Atlanta, Georgia; Charleston and Fripp Island S.C.
