I am a current resident of this apartment complex and I have resided here for over 2 years. I will be moving out when my lease is up.



Review: Where to begin?

In 2006 when my family and I moved in here this place was managed by Berkshire realty. In April of 2008 it was bought by Karam Mgmt.

Before April of 2008 this place was at least on the outside everything they advertise. They hadf pool, basketball court and tennis court. They had nature walk trail and beautiful flora with many of older trees and a definite country side appeal.

Since the advent of Karam Management all but 2 older trees were destroyed. The wild life was thinned out by management moving nests of geese and forcing them to abandon the eggs or simply destroying the nest and eggs outright. The pool and both tennis and basketball courts have been completely leveled. They are still advertised both on this site and on all of apartment guides. But they are gone. Karam Mgmt still claims they will put in a new pool, but they been saying it for over 3 months and there is no sight of any attempts to dig a new one.

Back in April they openly and excitedly talked about changing the population of apartment complex and filling it with "right kind of people" openly giving out hints that current Latino and to some extent African black population is no longer welcome here.

Also, with the change of management the attitude of people in the office definitely changed. For the worse. Far worse. After firing previous staff they filled the office with corporate pen pushers that only care about profit and treat the tenants with utmost disrespect and open contempt. The new management set out to undertake a major renovations and upgrades to the apartments themselves (after destroying wild life and nature around them). And I will admit -- new energy saving windows and patio doors are a great upgrade, but they do no good to tenants for 2 reasons. 1) Tenants do not pay for heat here, therefore all savings are for the property owner 2) They are raising rent and using shady tactics of forcing former tenants to pay for renovation such as windows and new carpet even in apartments where there was no need. So most of people who moved out since the advent of Karam are now stuck with the footing the bill for renovations.

Bottom line: save one person (Kathy) new management staff is rude, deceiving, uncaring and shady.



As to residual problems that pertain to apartments themselves. They carried over from previous owners, but now aggravated by complete lack of any maintenance response.

1) Bugs. There are millions of them. My wife and I keep our apartment nearly pristine, and we still cannot avoid or even somehow resolve cockroach problem. If you conduct an experiment and leave out a dish of sugar water on a kitchen counter you will have over 40 bugs in it drowning after about an hour. Yes, I tested. And no, there is no need to blame it on my neighbors either as both upstairs, downstairs and to the side are decent people suffering from the same bug issue. When we complained to property they will tell us they will send exterminator. Well, he came. Once. Applied a bit of glue stuff in three places and left. That was on May 1st. Every week I call and ask and no one sent me another exterminator or showed any concern.

2) As spacious as units may be they are completely outdated for the price. They do not have central air, and there is only 2 wall AC units per apartment leaving one room and hall ways sweltering hot. And of course AC units were made before any energy savings existed, so your Duke Energy bill will be very high.

3) Hallways are simply filthy . I still have rotten egg shells laying that someone dropped on May 5. Today is June 22.

Bottom line. Save yourself major headaches and keep off this place. It is not worth the price and health risks associated with lead paint, mold and cockroaches.
