Wow! I'm very surprised to read all these negative reviews. I've lived here 6 months now and am very happy with my stay so far. I live in a very nice, newer home with great windows, heat, and AC. NO MOLD!!



Myself and my neighbors keep our lawns manicured and nice looking for the most part. I think management is very good about snow removal. They've been out EVERY time snow has fallen this season. I have no complaints about ice buildup.



Now, I'm in my mid 30s with no kids.There are a lot of kids in the neighborhood and they'd normally annoy the heck out of me but I never hear them! They are not rowdy or misbehaved as far as I have witnessed. The playground could use some more things to play on but at least there are some in place. Also, I have yet to see excess garbage lying around or graffiti.



I don't know if it's because I always pay my rent on time but management has always been pleasant and nice to deal with.



I feel, for the most part, people need to take responsibility for themselves and do their part in keeping a place looking nice...management can only do so much. Overall, my husband and I like the place, it's clean, quiet, affordable and well taken care of.

I have lived in some pretty bad places, but this place is beyond ridcilous. I would never recommend this place to my worst enemy. Don't take care of place at all. Sidewalks are all being raised by the trees. When u say something is wrong they tell u ill write a note for it. Which means go away. There way over priced way way over priced. I see a bobcat , property manager truck drive around my house like 30 times a day i counted once but nothing gets done. It has like one slide and a few swings for kids. So basically the kids can't do anything. We can't throw anything big out they told us to go find dumpster around town to throw away, which is actually illegal to do.They dont plow but just one path when it snows. it looks so run down. they do nothing to fix it up. they add new signs or new trailors but nothing to actually fix the place up

Boy do I wish they had negative stars. Then they would get a -10. Where do I begin? First lets talk about all the dead trees that are not being taken care of. Not only are they an eye sore but dangerous too. They could fall during any wind storm and do damage to many of the homes in here lets not forget bodily injury that could happen as well. Next winter time stinks (this is the only word that I could think of that is not inappropriate). I have thought about putting chains on my tires because that is the only way to drive safely. When they plow, which is not often, they don't use salt. So all they are doing is cleaning off the snow but not taking care of the ice which sometimes can reach 5-6 inches thick. The school bus won't even come in to pick up the kids for school because it is dangerous. Next lets talk about the kids first their is no playground equipment for them that is safe to use. Second the pavilion is so littered with graffiti that would make a street walker blush. As far as complaints you might as well talk to a wall. They don't care as long as you pay rent. Which is by the way too high for a trailer park. And if you want something fixed you might as well call your grandmother who has arthritis and uses a walker. The police are called in here on a daily basis it seems. Places are getting broke into all the time. If you are planning to move in here I hope you have deep pockets because it will cost you your life savings. DON'T DO IT STAY AWAY. Management is very mean and 2 faced and they don't care what happens as long as they get there money. Which by the way is more than a house payment. I can't wait to get out.

Well where do I begin. When I first moved into the community I was met with all bright smiles and everything is going to be wonderful speech. After living here a short time I found out the real truth. They do not inspect the houses before you buy them. Black mold is a major issue. The manager is a kiniving two faced witch of a woman. She spreads rumors. Heck she won't even give out corporate's number because she is afraid that she is going to get fired. Theft is an everyday day thing here. I don't know how many times I have had my gas siphoned out of my vehicles or a friends vehicles. Ohhhh and I can't forget the fourteen year olds that I saw the other day putting up the new street signs and they were bare foot. It has gotten to the rediculous point. And don't let me forget the property manager leaves threatening messages on your voicemail. The neighborhood also charges rediculous prices for other services. They had a discustingly tatooed guy comming around the park the other day saying that amy is telling everyone that they have to have their trailers power washed by the end of august. OHHHHHH WAIT THATS ANOTHER WAY THEIR SCAMMING. THE WHOLE FREAKING STATE IS IN A DROUGHT AND THE WATER COMPANY IS TELLING PEOPLE TO RATION WATER. I am done writing this I am just warning anybody that is a potential customer to this park done buy run the other way

If I could give Williamsburg Manor "0" stars I would. When you first inquire about a house here you are met with friendly smiling faces. Then you move in and the teeth and horns of the property manager come out. She is like a lion on crack. Problematic homes are a concern, watch for black mold. They do not repair any of the grounds the streets are unkept in the winter, you drive on ice 5 inches thick. The childrens park is in shambles. People speed excessively in here, and some residents have been in serious accidents because of it. Their are no ammenities like washer and dryer, no leaf pickup, they list one of their ammenities as "Paved Streets" (what a joke). Water bills are a joke they just make up their own prices, like a single couple having a much higher water bill then say a 4 or more person household. One month your water bill might be $30 bucks then next month you will see one for $80 bucks back and forth, it's based on how much management needs to skim off the top. Last but not least, lot rent goes up 15 dollars every year like clock work, but residents continue to get less and less. There has also been a rise in crime mainly theft recently. Don't stop here, keep going and don't look back you can get so much more somewhere else, and be treated with respect, because you won't get that at Williamsburg Manor.
