I have rented from RPS for a year and they are the best place to rent from in Tallahassee. As a staff they sincerely care about your needs. When it comes to maintenance they are great and quick! Josh Young is sooo freaking awesome! He wants people to enjoy living in their properties and he is always honest when it comes too their properties. He’s the best! Anywhere you go (or look) there will always be people who complain because they didn’t get their way or simply they just didn’t do what they should’ve done. I’d advise anyone who is looking to rent from RPS to definitely ignore the negative comments because it’s completely false. Geoff, Josh and their staff are super professional, respectful, and treat EVERYONE the same. They are the real deal! They are a phenomenal represention of what property managers should be like, especially in Tallahassee. Rent from them guys!:)

My roommate and I have had a great experience with RPS so far. When we first moved in, we had a few maintenance concerns, but they were all taken care of only a few days after putting in the request. Since then, it has been a pleasure to have maintenance over, they are always very sweet and a joy to talk to. You can tell they take pride in their job and genuinely care about making your living situation more enjoyable. Everybody in the office is great too! Every time we turn in our rent I am really impressed that they remember our names, ask about our pets, how school is going, etc. because they manage so many properties with so many different people! I definitely feel like RPS makes it a point to build relationships with its renters, and you don't find that everywhere.

This company has lost its way and have turned into a soulless money-grubbing organization who treat their former tenants poorly. Oh they're nice and all when they want you to sign a lease but beware when you leave. They'll grab practically all of your deposit by setting ridiculous demands on you when you move out. These moving out demands are not communicated when you sign your lease, they'll just take you by surprise when you turn in your notice. For example, they want you to leave the utilities on for another 10 days after you leave, they want you to have a professional carpet cleaning service clean your carpet (never mind the fact that when we got our apartment they were not cleaned very well and we spent a good portion of our initial move-in cleaning out their carpet and dirty patio), etc. I have lived in several places and never before have I come across a property management company that made such demands. This enables them to take as much of your security deposit as they can by claiming you did not clean the apartment to their satisfaction. We lived in their apartment for 8 years and they do not take into account the wear and tear of living for so long in one place. I think they punish tenants who stand up for their rights with punitive measures such as taking as much as they can of the security deposit. Don't even get me started on their pest control policies. Towards the end of our stay in their apartment, the bug situation got so bad that we couldn't stand living there anymore. Bugs were crawling through the gaps in the ceiling!! And these guys then had the nerve to turn around and take $150 from our deposit for pest control. Stay away from these guys or be prepared to deal with brash and rude managers (Young and Tomi) and say goodbye to pretty much most of your deposit.

The worst!

Regional properties is absoluty horrible. They don't have the properties cleaned at all before move in and then will completely ignore all requests to do so. They will not respond to maintenance requests, are rude, unprofessional, and absolutely the worst landlords ever!!!

I lived in one of their houses...

I lived in one of their houses for two years and the only reason I am moving is because it is a four bedroom house and my three roommates are all leaving town after graduating. The house was impeccable when we moved in, and the few damages we found ( the screen was popped out of one window and a railing in one closet was coming loose) they fixed within the first week we lived there. Any maintenance requests we made were fixed within 24 hours including but not limited to, a broken toilet, a brand new dryer and a loose door knob. They mind their own business and don't randomly drop by without notice or warning. I would recommend everyone try to find a regional property to live in.

BAD MANAGEMENT

This company manages a few properties. There are very poor at keeping the property in good condition. They have an extremely bad water probem(heavey bacteria in the water), the air conditions system are not properly maintained, and they never give you a24 hour notice before barging into your residents and they are also quite rude. If you want to stay in something descent , don't choose properties nmanaged by Regional Property Services.
