While the physical property was nice enough and the move-in process simple, the amount of blunt unprofessionalism and lack of courtesy I received once I gave notice of my intention to vacate was appalling. They continually waited till the very last second to either alert me of potential renter walk-throughs or mail me information regarding my lease and security deposit, and when I called to investigate they threw the book of FL Statutes at me and said they "didn't have to do anything but what the law states." Yes, I get that, you ungrateful hack of a landlord, but seeing as how I never damaged your property, was never late on a payment, and even went out of my way to pressure wash all of the decks and facades - something you should have done as a professional realty company - it would have been much more appropriate to try and accommodate your patrons.

I will never recommend this company to anyone. In fact, I would implore you to save yourself the headache and take your valued business elsewhere. Amateurs.

I have lived under the proper management of Benchmark for almost two years. I absolutely LOVE this management company, they have all been very professional and always quick to assist when needed. When I moved to Tallahassee two years ago, I was really concerned on finding a place for me and my dog that was quiet, comfortable and safe. They were hands on through the entire experience and any concerns I had they were quick to address and problem solve immediately. I would recommend this company to anyone moving to a new city and needs a great company to work with to make sure their needs are met professionally and appropriately!
I am renewing my lease for the third year soon and I will say I am one happy tenant!! I have to make sure to mention Angela Barr, because she has been my realtor with Benchmark that I have worked with from the beginning. She is the BEST and anytime I have emailed her or needed her assistance specifically, she is quick to respond and assist when needed. She is professional, accommodating and will advocate for her tenants to make sure they are happy and satisfied, which is extremely important for me and let's me know she cares about her tenants happiness!:-) I am so happy that she was my realtor, because she has helped me in so many ways and thankful that she chose Benchmark for her career endeavors! Despite the negative reviews that I have read on here, I would recommend you try this company for yourself and I am sure you won't be disappointed!!

I have been renting for seven months and the front desk customer service is beyond awful! My stove broke and it took weeks for them to respond and repair. Then when they sent the stove it sat in my living room before they would come fix it. I've had water running onto my floor from the washer and dryer holes....my maintenance request wasn't put in because they "forgot"! Do not...I REPEAT DO NOT RENT WITH benchmark! I have so many other complaints but I will spare you. Trust me there are far better companies to do business with in Tallahassee.

I've been renting from benchmark for the last year and in the summer alone I've had to deal with benchmark 4 times 3 of which gave me a headache. 1 a pipe broke under our house and they had to repipe the entire house. Its been about 7 months since then and we still have a 2 foot by 4 foot hole in our hallway wall exposing pipes that was never repaired. 2nd a huge tree branch fell on the side of our house and was resting on powerlines connected to our house and me and my roommates bike. It took over a week for them to come remove it even though I told them a city worker saw it and threatened to cut our power off if it wasn't remove soon. The 3rd was when they came to show off my house. I left to work and locked my front doors top lock when I came home at night the bottom was locked (only 1 of my roommates has a key for it but I was the only one in town for the summer) I called their emergency service line 5 times and got no answer after 30 minutes I called a locksmith $65. The next day I went to benchmark and explained how they locked me out of my own house and was outside for 30 minutes and they told me it wasnt their fault and they couldn't reimburse me. Wouldn't rent form them again.

Awful response time for repairs. Don't expect the 24 hour notice for repairmen in your lease. Came home multiple times to people just in my home and my dogs just freaking out!

If you rent from Benchmark, be prepared to argue to get your deposit money back. Take pictures of everything you see wrong, and document everything. When I moved in to the apartment, it was not in great shape. The paint job was terrible, it was dirty, and a few things were broken. Some of the issues were taken care of upon request, but even with proof that the place was rough initially, Benchmark charged us gratuitously for these issues -- despite the fact that we cleaned the apartment thoroughly and left it in better condition than they gave it to us. They wanted to keep our entire deposit and charge us extra, and though we got some of it back after responding with our evidence, they still kept a chunk of the deposit for silly reasons. For those thinking that we must have been rude or dirty tenants, I honestly disagree. We were never late on rent, we were respectful even when they weren't, and we left the apartment in a good enough condition that they could have immediately rented it out. If you're going to rent from them, just be very careful and don't expect all of your deposit back.

Fair and Professional

As a previous college student that rented a home for years in college and now, today, as an owner of a rental unit, Benchmark Property Management is nothing but professional and fair. Benchmark Property Management is fair when dealing with both owner and tenant, because the line between the two is a fine one. Meaning, if Benchmark does not protect the owner and their investment, then the owner will leave for another property manager and if Benchmark does not treat the tenant fair, then they stand to lose a potential tenant that could be a client of theirs for 4-5 years while the student is at college. Speaking from a home owners perspective, I do not look forward to the "turn". The "turn" is when the tenant leaves, because 9 times out of 10, tenant damages far exceed the security deposit collected, leaving owners to pay more than what was collected. I would gladly refund "all" of the security deposit in trade for leaving my unit clean and without damage.

Dishonest Sneaks

They'll smile upfront when they take your money. They'll fix things on time, they'll pretend they're honest people. Then, when you move out, they will leave you trapped in their deposit hell, creating hoops for you to jump through to get back money that is rightfully yours. It's like finding out this friend was whispering lies about you behind your back all along. They make things up, refuse to let you defend yourself, and argue with you on the phone. The second you move out, you become their enemy, and the fake smiles disappear as they hold your money. Do not rent from them. They are dishonest, rude, and bold faced liars. Spread the word to your friends and family. I really hope no one else suffers at their hand. They don't deserve it.

Benchmark made my search for a rental smooth and effortless. They are professional, helpful and friendly. After moving in, the dryer was not heating properly and they responded promptly to my needs and a serviceman was there quickly.

Stay away!

Stay far far away from this so called business! I only wish I had read the warnings before I decided to sign a lease with these people. Throughout my contract with them only one person had professional people skills. They scammed several hundred dollars from my security deposit with false claims and inflated charges. If you are brave enough to rent from these scam artists then photo document EVERY nook and cranny of the space and have a rep with you when you do your move out inspection.

reminds me of home

I have rented from this company for two years. They are hard working people. They are very kind humble people. My work orders have always been fixed in a timely manner. I would recommend everyone to rent from them.

Good company to work with

Have used Benchmark for a couple of years to handle my rental property and they've been a decent company to work with. Sometimes you have to chase them up (hence 4 stars not 5) but they're honest, decent, get decent tenants and look after your property.....which is why you hire them in the first place.

Crooks!

Benchmark Properties is the biggest rip off in Tallahassee. The home I leased was dirty upon move in. Beer cans in the trees, overgrown grass, dirty floors, and cracked windows. Shower broke and it took them a week to fix. My roommates and I left the property in much better condition that we arrived. We painted and cleaned. They are trying to take the entire deposit of $1000 and on top of that want almost $500 for light bulbs, air filters and professional painting and cleaning. These people may seem nice at first but provide terrible response to maintenance needs, and try to squeeze every last dollar out of you. Please do whatever you can, and RUN!

the lady under me has no idea what she is taliking about!!!she most be talking or even thinking about another place, they are not only good people and they do there business well but they work their butt off. For my mother and her friends that do what they have to do. Maybe she didnt think that she did nothing wrong but it wasnt them. Beleive me, they are great people. They also would not just leave you hanging and not call you back. I personally think the lady under me had no idea what she is taliking about though. Please trust me, they are a great business and good people!

Man do they SUCK

I was excited to be taken care of by these people because their first impression was really nice; nice southern lady behind the desk and a little off, but nice Hank Hill type guy. That was a big mistake...They never returned my calls, never came to fix a work order, and what kills me more than anything is that they charged me a $1100 worth of damage when I easily left the place better than when I got it. Here are just some of the charges:1.) 4 new keys: $75 (I returned them in their drop box but never got a receipt from them so they charged me)2.) WHOLE HOUSE Paint Job: $575 (not a spot on the wall) 3.) Carpet Clean: $120 (our professional carpet clean wasnt good enough)4.) New single lightbulb: $12These people are just a bunch of crooks. They should be reported and shut down. Please dont rent from them if you still have the chance!
