I feel that the managers are getting over on the tenants.

District manager as well as the apartment manager want
let the tents have the home office number .They don't do their jobs. When you fill out a complaint it's push aside.
They respond to work orders when ever it's convient for them. I feel that corporate should come and check them
out. Something is not right. To start the monthly increases
don't add up. I can add ,military discount ,law enforcement,
regular tentants. Please come and do something about
the people you have running your business. Somethings
not right .I feel the BBB should check this situation out if
tentants have to go through all of this to report incompatent
workers.

Stay away! They charge rent like its a nice place but they only patch any problems you have to save a buck any way they can. I've seen shuffling of old A/C units and appliances into vacant units they are getting ready to rent and any neighbor you talk to has the same problems. They come to "fix" simple things that you have to end up fixing yourself because it never gets done right. I'm talking about things as simple as a p trap on a sink drain. I even saw them trying to put blame on a tenant for an electrical fire that luckily got contained all because he had his a/c on when it was 60 degrees outside. Kids in the area always getting into mischief because there is literally nothing for them to do. Someone put up a basketball goal at the run down tennis courts and they made them take it down within a week. Nothing will change because this problem starts at the top. Lots of riff raff have moved in. You can hear arguments and people yelling at each other outside occasionally sometimes as late as 2:00 am. On the fast track to moving out ASAP and I suggest you not make that mistake. Plenty of other places comparable in price with higher standards.

A friend recently moved into Summer Trace apartments in July 2012, and has experienced the continuous problem with the apartment flooding during heavy rains. All attempts to keep the water (rain) out of the apartment has been on going battle with little or no help from management. Recently, my friend discovered that they're not alone, two others apartments experienced the flooding also. No one should live this way, especially if you pay your rent on time. It's apparent that management can not fix this problem. ??

No stars to give here, ZERO out of 5. DO NOT move in, you will regret it. This place is/has been horribly ran/managed by a questionable staff that seems to change bi-yearly. They constantly neglect repairs, loose work orders or jus plain dont do the work needed. When I moved in the phone lines and cable line were dead which cost me in additional installation fees when trying to hookup utilities. The carpets were old and stained. Both bathroom sinks and tubs leaked bad within the walls and all over the floor, all the other appliances were old and half broken. It took me 6 months and 3 work orders to repair the dishwasher we all knew was beyond repair and needed replacing, which they finally did. The air is constantly broken, hot or cold. It costs me $250 a month in electricity to be constantly uncomfortable . They have never done any preventative maintenance or cleaning of the ancient A/C unit. It took them 4 months to change my broken mercury style thermostat which would be either on or off, there was no functioning automatic feature. So it was running hard or completely off, regardless of the inside temperature. My roof caved in and leaked through the ceiling onto my entertainment center, thankfully that only took about a week to fix. The kitchen lights are the long tubes which they are supposed to replace. When i put in a work order to change them it took them over 3 weeks... jus to replace a light bulb. They told me they had to order more bulbs, but every unit uses the same bulb, when i asked "isnt that something you should have stocked on hand" all they could say is it was on order... from where Japan? When the maintenance men finally do show up they try their best, and apologize and complain repeatedly about the owner/managers and their lack of willingness to do any proactive maintenance/cleaning or replace out of date broken appliances. There is always trash all over the place from the over flowing dumpsters. I guess to save a buck they make 4 dumpsters hold the trash meant for 6. When it rains this place floods easily, to the point of cars actually floating if your unfortunate enough to get stuck in a low point. Thankfully my building is on a hill, although it is still sometimes impossible to get in or out. That is if the front gate is working properly.

Further proof of the owners/managers lack of involvement and competency can be found on the internet in the dozens of reviews similar to mine and the lack of anyone claiming ownership The only believable description is the square footage and prices, the rest is simply made up. For example they mention 2 pools and 2 tennis courts. I have been here over 6 years and there has never been a net on the one "tennis court" (Concrete slab) and both pools have rarely been open at the same time if at all.

After all the years I have been here enduring these conditions silently, paying rent in full and on time, never really raising a stink or throwing a fit, they towed my car on a Friday before a holiday weekend without notice, warning or previous infractions of an obscure and odd rule. You are not allowed to back into the parking spots. It is not posted on any visible signs anywhere. The rule is penciled in at the end of one of the leases I renewed "Please do not back cars into parking spots" I cant get my car until Tuesday and it is going to cost me almost $300. Completely unacceptable. When I finally figured out where my 100% street legal, registered and insured car was, thinkin it had been stolen I contacted the manager and all she had to say was "you had your first warning in the lease"

The saddest part is that these complaints are not complete and I could go on, but I think you get the point.

Bottom line is if I could afford a move I would have been out of here years ago.

These apts are currently being run by someone named Sharon who doesn't believe in fixing problems that already existed before you moved in. I moved in on Jan 2011 and my heat didn't work. It took them a whole month to fix this problem when Sharon promised they would get right on it. After 10 days of living there my electric bill was over $60 because since the heating coils didn't work the blower just ran all the time; I am currently having a problem with the air conditioning now, I have the temp set for 70 degrees but it gets no lower than 80 degrees. I have a stove that only has TWO eyes that work since I moved in and they are refusing to replace the stove, the maintenance guy actually told me to wiggle it sometimes and it will work again(not for $705 a month will I wiggle it to make the stove work). This is a horrible place to live. You will set yourself up for failure if you move in here.
