I lived in a downtown apt for 5 years managed by Metro Prop in Richmond. Their customer service was less than responsive in the beginning, but they improved greatly over the years. They automated most all of the communications, rent pay, maintenance requests, etc online, and they were quick to respond to any issue. Every building is different, some have more college students, others have young professionals. So the amount of maintenance often depends on how the neighbors treat the public spaces and individual units. All in all, their management is very solid now, and I wouldn't have a problem renting from them. I will say, I finally had to move because of the annual increase in rent The increases were minor, $25/yr, but it adds up after awhile, and there weren't enough amenities (pool, gym, front desk attendant) to justify the increases and compete with other offerings in the area.

STAY AWAY, I posted a review on Google and they are now suing me for LIBEL. If you notice his response he is really mad that people are using anonymous handles to post their reviews. He wants to know, because he cant send a cease and desist to yeahright123.

this is a company full of criminals that give out copies of the keys and turn off their security cameras when a crime happens to take place, there were 30 units in my building and over 10 police reports were filled for theift when there was no force entry and the security cameras "couldnt go back that far" the owner of the company is a horrible man that should be in jail by now

this is hands down the rudest, most disrespectful company I have ever dealt with in my entire life. They are so desperate to charge you for anything and everything. You may get charges for living a clean, lawful life. Even if you metro properties cant find anything within your lease to bill you for, they will find something from somewhere to upcharge your rent, maintaince fees, or building issues to charge you for. I have had there maintaince workers come and do there job and leave holes (to get to pipes, knobs, wiring behind the wall) in the walls which later metro properties tells us it is our problem and it will cost several hundred dollars to fix the holes they created, and they wouldnt be able to come out for 2 or 3 months, even though they are charging use to fix the problems they created. Try boatwright rentals or see if the crackhead down the street if he knows a place, because the homeless people in richmond seem to be a little bit smarter and nicer then anyone working for metro properties.

While I was going to VCU, i rented for 1 year from metro properties. Unless you have no other choice, I would never recommend renting from this company. No one in this company treats any of their tennants like human, I actually had one of there employees laugh at me when I asked them about a charge seperate from my rent and outside of my lease instead of telling me how or what they were charging the for.
