Window Sash Maintenance

Windows get really dirty on the inside and outside, and maintaining them to keep them working properly is a good investment. Windows have several components: The sash is the inside frame that holds the glass pane, which is in turn held by the window casement or frame. Cleaning the sash is not difficult.

Cleaning a Window Sash

  1. Test your windows to see if any are stuck from multiple coats of paint. If the window is stuck, use the putty knife to pry between the sash and the window frame. It may be necessary tap the end of the putty knife with a hammer to wedge it between the two areas. Work the putty knife back and forth, remove and repeat in several areas until the window is unstuck and raises freely.
  2. Remove the buildup of paint both inside and outside the window along the edges. Use the putty knife to scrape the excess paint on the edges of the sash and frame. This will prevent the window from sticking again in the future. Apply a coating of talcum powder to the channels so the sash will move up and down freely. Talcum powder acts as a lubricant for the sash.
  3. Clean the channels of the casement where the sash slides up and down to remove dirt and debris. Sweep out as much as possible and then use a wet cloth with a cleaning solution to wipe the channel clean.
  4. Determine if the glass is loose in the sash. If so, apply a thin strip of clear silicone caulk to the inside and outside of the glass where it meets the sash. Allow the caulk to dry. This not only keeps the windowpane from rattling but also seals it to keep cold or hot air from entering the room. This saves on electricity costs as well.
  5. Inspect the rubber gaskets along the casement edges and replace as necessary with a rubber gasket kit found at a local hardware or home improvement store. Repair any small holes in the screen to prevent insects from entering when the windows are up. If there are too many holes or they are too big, consider replacing the screen.
