Very unprofessional and unorganized, for both the home owner entrusting their home to these people, and also the tenants renting their homes. Poor communication as well. The home we were renting from another management company was transferred to Rent Lawton. We received a letter in the mail letting us know this along with the forms of payment accepted, nothing else. We were never requested to come in and go over Rent Lawton’s terms and policies, nor had ever been mentioned when we dropped our rent off in person. We gave 30 day notice via email and letter. The following day I received an email at 4:30 in the afternoon stating that my husband and I both had to go to their office fill out a form and sign it in front of them by close of the business day, 5pm. If we did not then we would owe the following months rent. After I let them know that they had never mentioned anything like that before and that we would not and could not be up there in 30min and they would not get anymore rent from us, they then emailed and said not to worry about that. However in the same email we were told we had to leave the utilities on for 15 days after we moved out, otherwise we would not get our deposit back. I again let them know they had never given us any info on their policies and procedures, nor had we signed any documents, let alone acknowledging and accepting their terms. Their response to that was, we’ll just go by what the previous management company’s move out policy was in regards to utilities being left on upon move out, which was 3 days. When we vactated the house we had the home in better condition than it was when we moved in. We had the carpets professionally cleaned and spent 5 days cleaning the home inside and outside. But just like I thought, they kept our whole deposit saying it was used to clean and repair many issues within the home. I’ve asked what they are comparing that to since a walk through was never requested or done once Rent Lawton over. We’ve asked several times for an itemized list on what exactly they say needed to be cleaned and repaired, and have yet to get one. Anytime we call up there, we always are told Tammy and Peggy aren’t available. We’ve gone up there, and again are told they are not available. We are now beginning a civil lawsuit against them for wrongfully withholding our deposit.
To the home owners beware!!! And make sure they are having tenants come in to go over all policies and procedures and getting signatures and acknowledgment of such. And read the fine print. Also make sure walk throughs and checklists are being done upon move in, transferring a home in the middle of a lease, and move out walk through.
