Buying or selling a home should be a happy time, not a stressful one. Making an informed choice can help give you peace of mind about your decision. At Happy Home Inspections, my goal is to perform a thorough home evaluation that protects and educates you, the client. I will help uncover potential problems and needed repairs that may exist within the home that you are interested in purchasing. This will allow room for educated negotiations to take place between the buyer and the seller. I will investigate possible health hazards including: carbon monoxide, mold, asbestos, urea formaldehyde, and insects and rodents at no additional charge. Every inspection includes a FREE radon gas testing kit ($13.00 value) with NO lab fees ($30.00 value). I will also perform a thermal check to investigate for heat loss around windows and doors as well as the main panel for electrical issues. You need an inspector who will perform an honest, unbiased inspection as if it were on their own home. My promise to you is just that. I will put my best effort into my clients thorough inspection. I am not done untilI feel every aspect of the home from foundation to roof, has been investigated. Other services offered for additional charge: PH and TDS (total dissolvable solids) water testing-$50.00. Camera snake line inspections for ducts, pipes or any other hard to see area-$75.00. Duct inspection includes accessible furnace components and one register per room or a maximum of 10 registers total, including return air duct register. Pipe inspection includes all sink drain lines plus basement drain if applicable and all other drain lines with suspect leakage, blockage or corrosion. Evaluation will include photos and/or video of any problematic ducts/lines. If you suffer from any allergies, have asthma, know that the previous owner had pets, or that the home has been under dust causing construction or renovation, you may want to consider getting the ducts inspected. Finding a crack or corrosion in a drain line or a major clog that is causing odors or slow drainage will also assist you in gaining a better understanding of any plumbing repairs necessary before you decide to make the purchase.
