Southern Management Rentals is possibly the worst company that has ever existed. I'm not even sure how they are allowed to remain in business.

Despite multiple calls to the company for serious repairs (for instance, being out of heat), we would go weeks without anyone showing up to address the problems. If you call the office too many times, the woman who answers the phone will give you the treatment of a lifetime. I have to admit, I would hang up laughing and wondering if I should call a mental institution for her.

Thankfully, our actual landlord is a wonderful man and he eventually gave us his personal number and told us to call him directly instead (why he's even using this company is beyond me).

We left the apartment spotless and in better condition than when we moved in. Thankfully, I followed all procedures (gave them written notice of the date we would be moving, gave them written notice of our new address after we moved, kept the place clean and allowed them to show it while we still lived in it, etc. etc).

My landlord called me "his best renter ever," and even stopped in to give me an official goodbye. But a few weeks later, Southern Management left me a voice-mail (which I've recorded and saved a copy of).

In this voice-mail, they had the gall to tell me they would not return my security deposit until I removed the bad review of their company from Google. They also said they would bill me for repairs they had to make on the property while I lived there (note these repairs were made over a year prior to us moving)!

Thankfully, my step father is a lawyer. I called him up for advice, and he said not to answer and to just wait it out. If they did not return the deposit (or really were dumb enough to charge me for repairs), I would have had a pretty solid case against them (especially given the voice message).

Apparently they were unintelligent enough to leave me that voice-mail, but not enough to actually send me a bill or revoke my deposit. I waited it out and they got the deposit to me about a day before it would legally be due.

I would not suggest this company to ANYONE under ANY circumstance. Even if you do everything by the book, they will find any way possible to avoid giving you back your deposit, and they may even try to find reasons to charge you extra. Believe me, cheap rent is not worth the insanity of dealing with this place.

This place has been nothing but good to me.. they help me out with any issues I’ve had with the property I’m renting.I definitely recommended this place to anybody who is looking for a house or apartment for rent

DO NOT RENT FROM Southern mgmt. (more like Slum Mgmt!!) Stella is the nastiest person and extremely unprofessional. My boyfriend rents an apartment w/ them and while we were on vaca, water pipes for the tenant above broke causing water to flood the living room and most of one bedroom. Upon calling and speaking with Stella, she began yelling at my bf for minor damage caused by his dog (that's what the pet deposit is for) and then immediately hung up on him. He called again, she yelled, then hung up. We came back to find the ceiling completely torn down, debris everywhere and a completely soaked carpet with a notice on the door stating that FOR NO REASON, his lease would not be renewed and they would not fix anything in the apartment until it is vacant in two months. HELLO MOLD! This is not the only problem had with these slum lords. They do NOT respond to maintenance calls and if they do, they still can't fix the problems.

I absolutely hate this company. They are so unprofessional and in considerate. The house I was living in had multiple problems that we didn't notice until abt 3 weeks of moving in. SMH took their sweet time to come to fix or attempt to fix the problems; MILDEW, AC, DISHWASHER, HOLE IN CEILING THAT WAS CREATED AFTER WE TOOK SHOWERD, they use their friends ( non qualified people) to fix things, so people Have to keep coming out multiple times to fix the problems. Mildew stated in the basement for months and when we didn't pay rent bc of it they took us 2 court. We hve never been late or missed rent until they started not fixing the problems listed above and those pro n lemon we just a few.

Great Company

I have but nothing positive to say about them. They are polite, professional and very accommodating whenever I need them.

The landlord has also been very kind to let me do some minor updates to the home to my liking.

Not sure why all the negative comments.

I am very grateful to have them allow me to rent from them until my divorce is final!

Zero starts would be more accurate. Don't be fooled! This company should not be in business. They are extremely rude. They are unable to show properties the same day you call, or the next day. Plan to wait at least 4 days. And if you want to see a property a 2nd time? Nope, you still gotta wait. How's that for great customer service?

Absolutely horrible service and living conditions. They do not fix anything at all including electrical issues. The landlord does the repairs here which is a damn joke. I wish i could post pictures of the holes in the ceilings due to leaks, the porch which is falling apart, the windows you cant open because the glass will fall out, and thats the beginning. I will be calling the housing athority on them and the slumlord who does the repairs. Oh and he seems to like to scream at your children instead of coming to you, which in reality he shouldnt be saying a thing. The rental company should. Anyway, steer clear of this place and a certain slumlord who happens to own multiple properties in shrewsbury.

Leona Helmsley runs this place

Owner is a mix of Leona Helmsley and Cruella DeVille, what a horrible person. We rented a house from this company and spent the first two weeks cleaning before moving in, the were black areas in the bathroom that we could tell were footprints from the prior renter. The owner said she personally inspected this home for cleanliness before we moved in, NOT. She has since called my family stupid and irresponsible. The office and employees are no better. Your rental contract will never be explained to you, just sign. Then when you are done, they just walk away, customer service is non-existant. Three words to describe this company, horrible, mismanaged, despicable. STAY FAR FAR AWAY

This company needs to be put out of business

There are so many complaints on this place and they are all true. For one, no place should allow anyone to live in mold! These apts on messersmith rd all have mold in them. But s mang thinks that the people they rent to cant do anything about it cuz they need a place to live. And they know they cant afford an atty. I think if enough tenants call the bbb, maybe someone will wake up and condem these places and s mgmnt should be responsible for finding these tenants other places to live. Also the lady that runs the place (rymes with Bella) is a very very rude person. And a person without compassion and a heart. There are babies living in those mold infested apts. She dont care, and the owners only know what she tells them. And dont ever expect to get anything fixed either. Isnt there a law against slumlords? Something needs to be done!!!

DO NOT RENT FROM THIS COMPANY!!!!

They represent homes that are not taken care of my family was left with no working toilets, showers, sinks, or washing machine because the landlord refused to fix the septic tank. On christmas day we were told to deal with it or get out. After a few weeks he claimed to have fixed it but when i came home my sons bathroom was covered in waste! When we contacted southern management we were told that he is being reasonable seeing that he came down on christmas eve. After hiring an attorney we could finally get back januarys rent and some of our secirity deposit. They managed to keep $600 of it! 6 months after we moved out they sent me a bill?!? Stay far away from this company!!!

THESE PEOPLE ARE THEIVES I PAID THEM 1750 CASH RENT FOR DECEMBER, JANUARY AND FEBUARY. MY DAD PASSED AWAY I COULDNT WAIT FOR THE RECIPET I HAD TO RUN TO BALTIMORE TO THE AIRPORT OR I WOULD MISS MY FLIGHT. I ALSO HAVE A WITNESS TO THAT FACT.I TOLD THEM TO MAIL ME THE RECIEPT, NEEDLESS TO SAY I NEVER RECIEVED IT AND NOW I AM BEING EVICTED BECAUSE THE GUY THAT TOOK THE PAYMENT POCKETED MY MONEY. THEY ARE UNORGANIZED TO SAY THE LEAST THEY ARE SLUM LORDS WHEN IT COMES TO REPAIRS THEY NEVER CALL OR GET OUT TO SEE YOU AND FIX THE PROBLEM I HAVE BEEN WAITING 3 MONTHS JUST TO HAVE THE CAULKING REDONE AROUND THE TUB THE ACTUAL OWNERS DONT WANT ME EVICTED BUT THEY SIGNED A CONTRACT WITH SATANS FAVORITE COMPANY. TO ALL OWNERS DO NOT USE THEIR SERVICES THEY LIE TO YOU AND STEAL YOUR MONEY INVESTIGATE YOUR FINANCES THEY ARE EVICTING TENANTS AND KEEPING THE MONEY THEY PAY. MAKE SURE YOU HAVE A GOOD LAWYER YOU WILL NEED IT MINE IS ON STANDBY. Do Not Rent From Them!

When my family and I first moved into one of Southern Management's rental apartments, I had to clean the whole house from top to bottom. There was a black wax covering on the kitchen floor (probably from years of never being washed) that I had no luck removing. I scrubbed the floor every week for a year but the wax coating wouldn't comebe off the kitchen floor. We had a problem with ants a majority of the year we were there but Southern Management rarely returned my phone calls, let alone send out an exterminator. They were rude every time I called. Upon moving out, I cleaned the whole apt from top to bottom. We just received our security deposit back and WE were charged for taking the black coating off the kitchen floor, cleaning the oven (it was in the same shape as when we moved in), and wiping down the cupboards (which I already did). They took $75 from me! When I called to question it, the woman was very rude and told me the wax came off with ease (which is funny because I scrubbed it for a year with no luck). I told her it was there when we moved in and she basically called me a liar. She didn't want to deal with me so she said if I have a problem I can take them to court. I told her I will never recommend their company and she hung up on me. My husband called to work out the issue and he was promptly hung up on as well after she found out his name. He called back a third time to ask about getting refunded our rent for the amount of time we were not there after returning our keys and she threatened harassment charges if we contact them again. He was again hung up on. This company is very unprofessional and unwilling to work out any issues or concerns. They are rude and out to take your money. DO NOT RENT FROM THEM!

I originally wrote a good review for this company but now had a change of heart. If i could give no stars i would. The agency is quick to take your money and to get you the appartment. But if you have any questions don t expect a quick responce. going through the apparment was kind of dirty, nothing i couldn t clean. there were left over cleaning products sitting on the counter in the kitchen. the day before I moved in i came to clean. I moved the products to find a huge hole in the counter. A week later I called asking when trash pick up was, and got no reply. my neighbor gave me the info. My dryer squeeks and sounds like nails on a chalkboard. I called on a friday about poison growing up the side of the building. it s wednesday and No one has called or done anything about it. 3 of my friends now have poison from when we were grilling outside, so i tired of waiting and sprayed it and the agency would not refund me the money for the spray. the hot water heater was hidden from view during the showing and now found out it is so old it doesn t heat enough water or store it for more than a 2 min shower. Nail Holes everywhere. the sink sprays out the side. And now the front burner sparks. They culked OVER mold in the bathroom. My neighbor isn t supposed to smoke in her appartment but she does anyway and the smell creeps into my appartment. I can go ON and ON. Do NOT rent from them!

Attitude - Unreasonable Demands

My wife and I took our family to view one of the houses they had for rent. The house was in horrible shape with profane gravity still visible on the front of the farm house. The floors of the house look like no one had even attempted to clean or make it presentable to be shown. The house was in an unsafe state of disrepair. The person showing the house requested that we take our shoes off as we entered. I took one look at how dirty and jagged the old floors were and told her I wouldn't walk through there without my shoes on let alone have my kids. Not to mention my elderly disabled mother was with us and they had no where for her to even sit down TO take her shoes off. The person showing the house said that she would not give us a tour if we didn't remove our shoes because "she has to clean it if it gets messed up" My wife and I told her that it didn't look as though the house had been cleaned prior to showing and that I was not going to have my children running around without shoes on that floor. My wife attempted to call their office and complain about how rude the house presenter was but was met with an even greater level of rudness on the phone with the office stating that "well it doesn't matter we already have 2 applications in on that property anyway". Renter and Buyer beware Southern Management Rentals and their parent company White Rose Realty do not care about their customers. I will never rent or purchase a future home from them.
