We have contracted with PLD to build a major addition to our house in Virginia on the advice of our architect, and we have come to regret it. The company represents to be a construction contractor, yet it is unlicensed and uninsured by Virginia's licensing authorities. The owner, Tanner Eades, is a good salesman; however, this is where his talents end.



They have collected a substantial deposit ($60K) from us before starting work, refused to sign a contract spelling their obligations in writing, and their numbers were messy and uninformative. Tanner would frequently submit bids charging wildly different amounts for the same amount of work. They simply didn't make any sense.



Then, Tanner pushed us to apply for permits ourselves, ostensibly to "save money" - turns out he did it because being unlicensed, he is barred from applying for permits directly. When the county had comments on our plans, he did nothing to address them, although he has been paid to submit the plans and procure permits. In essense, he acted like the world's highest-paid delivery boy by taking the plans to the county, collecting the money, and abandoning the process. We took over the permits and addressed all the comments ourselves with the help of our architect.



When our permits were issued, he hemmed and hawed on when the work can actually begin. He wouldn't answer his phone for weeks at a time, and would always have an excuse. Then he refused to perform work for which he has already been paid, claiming that his workers were busy on another project.



We have run out of patience and hired someone who actually knows what they are doing. I hope our experience with Promise Land Development and Tanner Eades will be informative enough to save other people time, money and trouble. The only way I would recommend them is to someone who wants to commit slow suicide by frustration. Don't fall into the good salesmanship trap. Ask for the license number and copy of the license. Ask for proof of insurance and bond. Ask to see references. The only way to get rid of bad actors in this industry is to shine the light on their fraudulent ways.
