Okay until End of Lease

While I appreciated the bit about being different from other management companies/apartment owners in Fayetteville, as they were a 'family-owned' operation, ultimately I had several issues with Pierce Properties. Let me just warn anyone out there that while the apartments are mildly decent (moderately maintained, painted a nice tan color, etc.), being family owned apparently has little to do with leasing ethics or respect to tenants.



Here are a few of the problems I experienced: NO dishwasher in the actual unit rented (did not know until I moved in, unit shown had dishwasher), window AC unit horrible at regulating temp. (it's nearly impossible to get it 'just right,' either too hot/too cold, especially as it is in a separate room from the bedroom), Parking Policy implemented later on required tenants to have a SINGLE SPACE with NO GUEST PARKING at risk of being TOWED (yes, you got it, TOWED), ANTS ANTS everywhere!!! (during spring/summer months, ants can be found swarming all over building, if you do not take your own steps to prevent invasion, look forward to being carried away -- BUY SPRAY and use it!), grass and bushes rarely maintained, WATER bill is divided amongst tenants (meaning the fewer tenants, the higher YOUR bill!!!), and finally... we get to the fun subject of the Lease Contract. I will simply say this... Trust nothing VERBALLY stated, only trust that which is WRITTEN (especially in consideration of what is legally binding/how they can come against you). Take pictures on the last day of your lease before you completely move out to prove 'quality' of cleaning prior to inspection for Security Deposit. Other than that, GOOD LUCK. I left the terms of my lease disgusted by the character and ethics of these people.

We greatly apologize for your poor experience here at Pierce Properties. In August of 2010 we hired a new manager and things turned around for the better after that, and we are working very hard to make sure each of our reisdents are treated fairly and properly. Our maintenance staff is excellent and are always on call to help out with whatever issue may arise. We do have guest parking, I do apologize for the confusion you ran into at the time. As stated before, the manager at the time may not have been the best for the position, but we definitely have worked hard to make things right. All of our leases are clearly written, and we do keep a portion of each security deposit for all cleaning and maintenance that occured over the course of that tenant's lease. We strive to reach agreements with all of our residents and hope that each one leaves with great memories of Pierce Properties. That being said, we hope you consider us in the future so hopefully we can change your opinion about us! Thank you so much!
