I just recently moved into University Manor Apartments and have been treated amazing since I have moved in. The management has been great through the move-in process. They are very friendly and have cared about getting to know me. The building is always clean on the inside and out. The fitness area is a great asset to this apartment complex. The equipment looks and feels like it is brand new and is just steps away from my apartment. I have also felt secure and safe while living in this building. Moving here from campus, I was use to locked doors and University Manor just put brand new security doors in which are locked at all times.

Live here for about two years and nothing bad to say about the property or management. They keep the place clean and quiet. There is a great fitness center which has recently been added, and many other improvements have been made throughout the building. New security doors and camera system were just put in. Won't find a safer building in town. Everything is included in your rent except electric. All the gas, water, cable, and high speed internet are included. Best of all it is boiler heat, so utility bills are next to nothing unless you run air conditioning a lot. Apartments are good sized with a lot of closet space. Many of them I have seen have been updated considerably. Building has on site management so it is easy to get packages or have maintenance work done. You get an assigned parking space close to the door you use to get to your apartment, and if you need more off street parking they have some available at their property next door. Great place to live. Highly recommended.

No Complaints by one who likes it here - 09/09/2008
I have no complaints about new owners or managers. I think they have done a great job improving these apartments. I have lived here for 3 years. I am employed at John Deere
in Waterloo, and I thought it would be very loud here with the college students, but management does a great job seeing that noise is kept at a minimum, and whenever I have had maintenance issues, they are very quick at responding. I had a leak in my bathroom faucet and they not only put in a new faucet, but a new tub surround and floor. The old managers hardly ever made any improvements. I work out in the fitness area daily and love it. They do a great job keeping the halls and building clean. The price of rent
is fair for this area, and cable and internet is included, along with heat. The last place I lived in before moving here was terrible. I paid heat there, and was very high. I would reccomend these apartments, very highly, and will plan to renew for at least another year, until I purchase a house.

I've been a resident of Cedar Falls for about 5 years, two of which were spent living at University Manor, and its dumpy to put it lightly. Just old and run down, limited parking, and more expensive than any other apartment complex for what you get. Some may consider it to be at a convenient location, now with Cedar Falls's never ending construction-it's probably sitting at the worst possible location. It has poor ammenities, including overpriced laundry units, and a makeshift workout area in a hallway. This is not a pretty place, it's tacky decorations clash with the dull and out dated carpet. As for the service, tenant rights and privacy are not a huge priority to the landlords so bare that in mind. I love handing ludicrous amounts of money to lazy money grubbing landlords (I hope you can detect my sarcasm). Hiring their new landlords was the worst thing the owners of that building could have done, and I will ensure that everyone knows what an awful place University Manor is.
