I would strongly recommend you not rent from Sunshine ABQ. And if you do, get EVERYTHING in writing. Even then, take photos to protect yourself and be prepared to go to court once you move out. I'd rather not get into specifics here as I would not put it past Mandy (and company) to retaliate. However, I will say that of all my years of renting (8 yrs) in various locales, I have NEVER had so many issues with a landlord before. Prior to renting with Sunshine, I had always received my entire security deposit back since I am clean, responsible, timely with rent payments, and a generally awesome tenant. So, let that be a measure of what you can anticipate renting from Sunshine ABQ. I also have to say that seeing how she responds to tenants about rental housing issues, I wouldn't feel comfortable renting out my home with her either. She said she would come by to check on the home and only did so once (and even "check on" is overstating what she actually did), which was more than 2 years after we moved in. I'm also fairly certain she never actually came to do a move-in inspection after the homeowner had vacated and before we moved in, like she had originally stated she would do to ensure the home was clean and move-in ready. Thanks, Mandy, for instilling a paranoid fear of "verbal agreements," I will be sure to get EVERYTHING in writing going forward, no matter how trivial the issue. I did say that she is not the shadiest landlord out there -- she apparently knows enough about the law and how to minimally comply so as not to appear a total slumlord, but she definitely knows how to cut corners.
I found a house via their website that I was interested in renting. My roommate and I decided we would like to live there despite the way I was treated rudely on the phone about asking about utility costs.Although initially we forgot to mention we had an outside cat we put it on our application and submitted it. When it was dropped off the manager Lori acted like we were inconveniencing her, sighing through the process and nit-picking our application. She even had the indecency to say that because I am a server/bartender I lied on my application on my income. She also complained about the cat and said it would be a problem. Which was funny to me because I had talked to the house owner's son beforehand and he seemed genuinely interested in us renting the house and we explained our pets and what we did.The next day I got a rude phone call from Mandy basically stating that I had lied to her because I forgot to tell her about the outdoor cat, even though I had clearly put it on the application and was going to pay a pet deposit. She then told me they wouldn't rent to us and to pick up our application money.There was zero professionalism. They act like you are doing THEM a favor by putting an application. Lori even complained to us that our applications were the wrong forms even though we had gotten them from inside the house they were renting (left on the counter for potential renters). I was incredibly glad they rejected us without even running our credit or applications. They did me a FAVOR by turning us away. It showed how they would've treated us if we were paying them money and they never offered to show us any other properties or try and keep us as potential clients. I doubt they treat their renters nicely and probably don't even try to fix anything if it needs to be repaired.I would seriously warn people to stay away from this company, whether you are renting your house or if you are interested in renting from them. No house is worth dealing with this company who obviously has better things to do than treat people with respect and build any sort of clientele. The worst property management I've come across in Albuquerque.

They say in their website they pick up rent in person. HA! They handled my property for a year and not once did they pick up the rent in person. In fact, they completely ignored my property as it slowly deteriorated due to neglect by the tenants. They terminated the agreement before the tenants moved out which cost me a lot of money. The property manager just got tired of dealing with it. She acted very unprofessionally towards me when I expected her to do what she said she would. I could have avoided a lot of trouble not using Sunshine Property Management. I am now dealing with the fallout. My recommendation? They should live up to their promises. Be careful what they tell you they will do for you and get it in writing.
