Professional, Prompt, and Courteous Service
Prepare Your Property to be Rented
•Meet with you to evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amount.
•Coordinate the completion of any maintenance or repair items necessary to achieve rent-ready condition.
Design a Targeted Marketing Program
•Design a targeted marketing program to rent your property as quickly as possible.
•Promptly pursue all leads and inquiries and schedule showings of your property.
Thorough Screening of Applicants
•Thoroughly review each prospective tenant's rental application and credit history, including prior evictions.
•Verify your prospective tenant's current employment and stated income.
•Contact your prospective tenant's previous landlord(s) to verify payment history and care of property.
Coordinate Move-In
•Collect the first month's rent and security deposit in the form of a cashier's check prior to your tenant's move-in.
•Meet with your new tenant and ensure all lease agreements have been properly executed prior to move-in.
•Have your new tenant complete a report verifying the condition of the property.
Prompt Rental Receipt Collections and Disbursements
•Promptly collect your rental income from your tenant each month.
•Disburse the rental proceeds to you promptly each month (usually on the 8th business day of the month).
•Coordinate the eviction of your tenant in the event the rent is not paid.
Detailed Accounting
•Provide you with monthly itemized statements showing income and expenses.
•Produce a year-end accounting summary of your account and the IRS-required 1099s.
