Unless an appraisal assignment is needed with 24 hours, appointments are scheduled within 24 to 48 hours of receiving the appraisal order. Based on the inspection type required, the appraiser typically notes the quality of construction, condition, bedroom and bath count, location, on-site improvements and so on, to ensure that comparisons can be made to similar properties for adjustment purposes. The inspection often includes a sketch of the property, site map, location map in relationship to the comparable sales and listings, interior/exterior photographs and any type of functional and/or external obsolescence noted. Most importantly, the appraiser looks for any obvious features and amenities that would affect the value of the home.
