I love renting from a management company because they have local office and regular hours. I had to meet my old private landlord at random places and they didn't have recipts and offfice staff like PMI does.

I would rate this company less than 1 star if able. They would not repair anything and stuff that was broken before we moved in and was pointed out to them, they would not fix and tried to bill is for it. Stay far away from these crooks!

NEVER rent from this company ever unless you want one of agents hitting on your WIFE!!!!!!I tried renting a house from these guys and was told that i basically had the house. unknown to me the agent that showed me the house got my wife's number from when she called for info and started hitting on her. called the owner to see what they were gonna do about it and all i was told is that they rented the house that i was supposed to get and there was nothing happening to the agent.. what a joke Professional Management is!!!! I NEVER THOUGHT I WOULD GET THIS INVOLVED!!!! HAHAHA That was one of the text from the agent that works at Professional Management.

These guys were extremely rude to my girlfriend and I. I didn't believe all of the negative reviews online and figured that they were just from upset tenants who failed to do the right things ngd, but after having been disrespected by this company and having money stolen from my girlfriend, I would highly recommend you not even attempt to rent from these guys. Do what I should have done and save yourself the time, stress and money.

I agree with Bill C and Anita R. Their agent brought the 24 hour cleaning notice over 2 days before we were leaving the state - but would not come do the walk through until a week later. Even though we cleaned we were still charged for cleaning because a toothpick was found in the back of a cabinet and we left toilet paper in the holders which is considered trash. PMI will rip you off.

Be prepared to lose your deposit at the time of departure. They "magically" will find repairs and cleaning that does not exist at time moving out. Likewise, they will not repair anything broken unless you hound them with a dozen or so calls. Unprofessional slum-lords

What a joke

I didn't have the option to give this place zero stars. Rude, lazy and unprofessional is more like it. Make sure to keep all your rental receipts because they will lose your rent check and evict you like your a common criminal. We brought in our receipts AND cashed check and they still argued. Have something broken? Good luck getting that fixed in a timely manner. After we moved out and I spent 3 days cleaning the place top to bottom apparently it wasn't good enough because our deposit check was over 200.00 less for repairs and

cleaning blinds. We are clean people and did not live like pigs at all. I've always heard that Rainbow was a horrible property management company they were fairly easy to deal with (and almost full deposit returned) then professional. Unless you want to hand over you hard earned money to this place then go for it. Otherwise find someone else to use.

When I moved out the deposit was held because they had to repaint the place. I asked why, and they said it was due to smoke damage. I don't smoke, and no guests I had over there were allowed to smoke, I have asthma. I told them this and they said the new tenant complained about the damage. I went to pick up mail from the new tenant as it hadn't been forwarded yet, and the place had not been repainted, and the tenant answered the door smoking a cigarette. I told PMI this and they gave me hand written receipts for a paint job they apparently did themselves. There are plenty of good property management companies in Billings. This is NOT one of them.

Would give them 0 stars if I could. As the other reviewers stated, their name is actually UNprofessional Management. I talked to Lisa and told her that she left information off her website (they only will allow you to cosign with a MT resident). This information would have greatly altered my decision to apply here as I am from out of state and I would have saved my money. Instead I flushed it down the drain. When I told her it was unfair that she left this information off, she told me it was my fault that I didn't ask. What? I thought it was the company's responsibility to be thorough and honest in providing information... Joke.

unprofessional property managment

This place is absolutely unprofessional my husband and I put in an aplication and before paying the fee we told them he had a felony for a crime in which didnt involve drugs, theaft, violence or being sexual predator but he unknowingly had hit a pedestrian on a dark morning and was charged with a felony for leaving the scene, they told us that should be no problem and they mainly look for violant or sexual offenders so I paid the fee and an hour later after taking my 70 dollars they called and said they dont rent to felons and wont be processing or aplication! They knowingly and purposefully deceived us in order to make a few bucks if they would have been honest with us when we asked them questions about this I would have never even gave them the money knowing he was a felon and had no chance of renting from them, I pretty much paid unprofessional property managment to decieve me! This place is a joke

More like Unprofessional Management! They showed us a house that was FILTHY and still had dirty dishes in the sink from the previous tenants. If people are planning on spending money on renting a place you would think the company renting it out would AT LEAST clean the place. If I were the owner of this house I would fire this rental company and be looking for a new one.

DO NOT rent from this place!!! They rentals are crap to begin with and they'll blame you in the end for damages already there. We had plumbing problems reported to them 3 times and they neglected it. It finally backed up and we were to blame!! Professional should not be in their name!

I'd only rent from them again if I had no other choice. Despite it's name, the company is not professional at all. As a young woman renting from them I was glared at every time I came to pay rent and treated as like a pain everytime I requested maintence. When I would put in a request form for maintence it was never taken seriously until I called to tell them it was broken and needed immediant attention. If you do rent from them make sure you get a receit EVERY time you pay rent as they have a tendancy to loose checks. They lost mine and I got an eviction notice 2 days after the deadline. Had it not been for the receit, I would have had 3 days to "either pay or vacate the property". I have good rental references and have never been late to pay rent and they still treated me terrible. I wouldn't not recommend renting from them.

Although we do have people who leave our property cleaner than they moved in they are the exception. I can only speculate what happened. We do not clean the carpets by in house staff people. The carpets would have been shampooed by a professional carpet cleaning company. We have used Billings Carpet Cleaning for years. They have been very reasonably priced. If they weren't we would not use them anymore. Without knowing which unit you rented, i have to conclude there was a problem with you house like pet odor or numerous stains.We also use a Professional Cleaning Company to do the cleaning. I do not make a pile of money because I had your unit professionally cleaned and the carpets professionally shampooed. I do not have any ownership nor do i get a kick back f

Very happy with service

Professional Management has managed our rental for several years. We are very happy we don't have to deal with all the excuses for not paying rent, and other issues. They deal with them for us and we can relax. We highly recommend them.

DO NOT RENT FROM THEM!!!

This so called "professional" management jipped me with my security deposit. after I moved out, the house was in better shape than what it was when I first moved in. Out of the $700 I got back $38!!!!! I was furious. They claimed the carpet cleaning was $378 and mind you this was not a large house. They also claimed they had to remove garbage from the trash cans. I left NOTHING at this house. There was no trace that I had ever lived there. Anyway, DO NOT RENT FROM PROFESSIONAL MANAGEMENT COMPANY!!!!! They need to be shut down. They are a horrible business and wasted my time and money.
