This is what I will do for you:

* I personally pick up rent each month - this allows me to view your property and ensure proper maintenance. It eliminates checks being "lost in the mail" and also helps build a friendly relationship with the tenants.

* Disburse rent to either the owners account or mail immediately upon receipt.

* Address HOA issues, repairs, and maintenance, pool and trash.

* Carry through eviction process if needed.

* Retrieve keys and return property to a "like new" condition. This includes deep-cleaning, touch-up paint and/or painting if needed.

* Seek a new suitable tenant as soon as lease termination is known through through on-line and local marketing.

* Screen potential tenants and and be present for new lease signing and distributing keys.

* Periodically update you on comps in the area and track nearby sales - I take a personal interest in in your investment and help you get the best price when it's time to sell.
