Predatory Property Management

Just days after doing the initial walkthrough of our house, Morris Hayden began to harass us with unlawful demands. They called repeatedly and posted a ÃÂ¢ÃÂÃÂformal warningÃÂ¢ÃÂÃÂ demanding we move our legally parked RV, threatening fines and police involvement if we didnÃÂ¢ÃÂÃÂt comply immediately. Our RV has always been legally parked on the premises, but the owner wanted to store her RV in our spot so she told Morris Hayden to get ours moved. Morris Hayden didnÃÂ¢ÃÂÃÂt care that the owner had no legal right to park an RV on our rented premises. They repeatedly attempted to bully us into complying with the ownerÃÂ¢ÃÂÃÂs will, even though it was unlawful to do so and in clear violation of our written lease. They eventually gave up on this when they realized we understood the law and couldnÃÂ¢ÃÂÃÂt be harassed and bullied into compliance.During the following 9 months with Morris Hayden, we were bugged to sign a lease addendum we didnÃÂ¢ÃÂÃÂt want to and werenÃÂ¢ÃÂÃÂt legally required to sign. We were pestered for proof of renterÃÂ¢ÃÂÃÂs insurance not required under our existing lease. We were billed for landscaping services never rendered. Morris Hayden even threatened to charge us a $100 late fee and post a 72-hour eviction notice after we paid rent on time to the address on our lease we had been using for 15 months (we just didnÃÂ¢ÃÂÃÂt use their little drop box).On more than one occasion Morris Hayden attempted to enter the premises without proper 24 hour notice. Once right after we denied last-minute owner access, they posted a notice on our door as an excuse to illegally enter another portion of the premises. They even threatened us with termination of our lease for not allowing the owner to access part of the premises with less than 24 hours notice.In all our communications with Morris Hayden, there was never any attempt to work with us as tenants or find any mutually agreeable solutions. Instead, they frequently harassed us and illegally attempted to enforce the will of the owner on us. Since they had no legal right to enforce any of the things they tried to force on us, they eventually gave up. They never offered any apologies for breaking the law and their pattern was to simply ignore our emails when we let them know we understood the law.We are a peaceful and quiet couple who are respectful and considerate of others. We donÃÂ¢ÃÂÃÂt cause problems and we keep to ourselves if weÃÂ¢ÃÂÃÂre allowed to peacefully enjoy our home. However, Morris Hayden never allowed us to enjoy our home without being harassed about one petty thing or another. We were finally forced to retain an attorney as well as spend many hours responding to all their harassing calls, emails, letters and posted notices.There are many people who canÃÂ¢ÃÂÃÂt afford a $250/hr attorney and arenÃÂ¢ÃÂÃÂt familiar with Oregon landlord/tenant law. It is these people who must suffer most with Morris Hayden. It makes me sad to read the other online reviews from victims of Morris HaydenÃÂ¢ÃÂÃÂs predatory management practices. Many of these people donÃÂ¢ÃÂÃÂt know that they could go to court and recover twice the amount wrongly withheld from their deposit. They donÃÂ¢ÃÂÃÂt know that the Oregon State Bar Association offers low cost referral consultations that include help with the illegal actions of a landlord. Morris HaydenÃÂ¢ÃÂÃÂs website describes Erika Morris as ÃÂ¢ÃÂÃÂpart bull terrierÃÂ¢ÃÂÃÂ. I would agree with that assessment. SheÃÂ¢ÃÂÃÂs just like a rat dog who wears you down by sheer annoyance with its powerless barking. Unfortunately, she lacks the character and wisdom to understand a situation and deal with it in a professional, legal and equitable way. If after all this you still decide to rent from Morris Hayden, I suggest you retain a $250/hr attorney and start learning Oregon landlord/tenant law. Based on our experience and many other online reviews, youÃÂ¢ÃÂÃÂre probably going to need it.

I have rented from property management companies before and had no problems. This company has no clue on how to run such a business. We did a walk through in the beginning and noted with them any issues. After moving out they did not offer a walk through with us so we had no say so on anything they claimed was wrong. We let them know the last month we would be there they could use our deposit to cover the rent and then refund the balance. We cleaned everything from top to bottom with the exception of the windows and blinds. They kept all of our deposit plus charged us an additional $650. They claimed we didn't clean the baseboards witch I did personally. They also charged us for extensive wall repairs which were holes from hanging pictures, really?! There was one spot where a potted plant leaked but was caught in time and all the damage was peeling paint but no drywall damage. They charged us $200 for carpet cleaning after we paid $100 to have it professionally cleaned as per request in original contract with reciept provided. They took all kinds of pictures of things we have no idea of what. I would not and could never recommend this company to anyone. Wait till they find out we also have pictures we took after cleaning. Crooked and Fraudulent

We rented a unit from Morris Hayden for 2 months. At the move out they wouldn't let us be with them for the final walk through which just reads fraud! Then they charged us for holes in the wall (which we did not do - we didn't even unpack except a few clothes) and mold on the caulk line of the shower which obviously didn't form after 2 months. The deducted hundreds of dollars from our deposit for things that were not our responsibility and wouldn't return any phone calls during the process. I would never rent from them again and warn people to be weary of doing business with them. They were horrible to work with.

I had high hopes that Morris Hayden would be better than the other property management firms in Bend--they were at least personable on the phone. However, they cancelled appointments that were prearranged for viewing and rather than apologize for making a mistake, they were defensive and continued to try to place the blame elsewhere. I found their response unprofessional and we will not be renting a property from them.

We have rented a house from these folks for about 18 months now. They are not terrible, in our experience, but the responsiveness to service requests has been poor and the communication has been very poor. I cannot recommend this company and we will be moving, in part due to the legacy of poor service here.
Rip off company

Every way to mickle and dime me they are! They have falsely charged me for a washer saying I broke it and trying to charge me for over 7 hours of yard and house cleaning when the place was gone through and cleaner then when they rented it. I am going to sue if they do not refund my 975$ I have given them written notice to a lawsuit!
