A quality stucco restoration project includes several phases that have to be carefully completed in order to produce the desired long-term results. At Enchantment Waterproofing, we always follow the steps required by the manufacturer to meet warranty eligibility. We take the time and care to make sure that each phase is completed. To protect your home and property, we make sure all windows, doors and ornamental details that cannot be removed from the wall are carefully masked. We also protect your valuable landscaping.
The initial phases of a stucco restoration project is crucial: we begin every project by digging a shallow trench(4-6 inches deep) around the perimeter of the home or building. Next, we “power wash” the entire surface, with a 4000 psi water blaster, to remove loose stucco and peeling paint and etch the surface of the building to ensure product adhesion so that you don’t have to deal with more chipping stucco. Once this initial preparation phase is completed, we fill all cracks and voids with a fiberglass reinforced cement.
Parapets are the stucco caps at the roof line and are heavily exposed to the freeze and thaw cycle; as a result, parapets often incur the most damage. In order to prevent further damage, a flexible, watertight mesh must be applied over the parapet caps followed by the application of a water-repellant resin that covers and seals the parapet. This step is crucial as it provides protection where it is most needed.
The primer coat is a crucial step required by the manufacturer to meet warranty eligibility. The primer coat is rolled on before the synthetic stucco coat is applied. This ensures added protection as well as a uniform, smooth colored finish. After all of the phases have been completed, we hand trowel the finish coat.
