WHAT EVER YOU DO - DO NOT RENT FROM THIS MANAGEMENT GROUP!!! My husband and I are long terms renters and we have always had peaceful relations with both management groups and landlords. We have always gotten near or nearly all of our deposit back. Not only was Henderson consistently difficult to work with, slow to respond to repair needs, but the employees are across the board unfriendly. Knowing that we were dealing with such a horrible company, we hired a cleaning company upon move-out as well as did extensive repairs and cleaning ourselves. Henderson was able to come up with $800 out of $900 in fictitious repairs and/or cleaning needs. Again, do not give them your business. You will regret it.

DO NOT RENT FROM THIS COMPANY!From the very beginning of renting a house through Henderson I have struggled. When I rented initially they told me that they do not show properties on the weekends. I explained that being from out of town the weekend was the only chance I had to look at rental options. It was a struggle to get someone to show me the house on the weekend. When I signed the lease they failed to let me know that I needed to have all of my utility services established already and proof of that. I had to sit in their office and call the utility companies before getting the keys. With the UHaul sitting outside their front door I was required to set everything up immediately because they had failed to let me know I needed to do that before arriving. During this process they were unable to help me know how to set up each of the utilities as this was the first property in the town I rented and didn't know who to set utilities up through. I had to research all of that information on my own that afternoon while sitting in their lobby. A few months in we had horrible floods in Colorado. I returned to my rental house from a business trip to find that there had been some water leak in the hall closet during that time. I called them immediately. 6 weeks later I received a return call on the leak. They asked if there was any returning evidence of a leak. I told them there was not. They decided to never come and investigate the leak. I contacted them to turn the sprinklers on because I couldn't get it working. The HMRE staff told me that the owner of the house would be coming out to fix it and get things working; which he did. One week later an HMRE representative showed up at my door to get the sprinkler's working. Upon my leave from the property I provided their check-out sheet with my return keys. Since I had a name change in the middle of my lease I indicated my old last name/my new last name for forwarding purposes. I provided my forwarding address as well. About 45 days after vacating the property I received a check-out packet in the mail with invoices, summaries and a deposit check for a property that wasn't mine and for another person. I contacted HMRE immediately to alert them of the mistake. They refused to let me speak with a manager and rushed me off the phone. They have told me on three separate occasions that they re-sent my rental check-out information and deposit check. Upon returning from a business trip yesterday, I still do not have either of these items. I alerted Dawn with the company and asked for the best contact to have my lawyer contact. They are currently in violation of Colorado law.I am finding every place possible to warn people about this corrupt stealing and lying company. Please watch out for them if you rent from them.

I've been for a home for months and I like the property that I saw on there site! I filled out a application and paid the fee for my self and daughter and in ten minutes and with out talking to my past landlords who I have good references with the informed me that because of my credit they had to deny my application. No questions as to why just "no". I had a accident at work and they let me go because I couldn't work any more so there fore I couldn't pay all my bills. I finely had to go bankrupt in order to start new. To have a second chance at life and for this person to have the power to say "NO" inferriates me to the bones because I could of used that money for expenses to move. What is a person to do now? It makes me leary to trust these companies. I'm disabled and hoped to have a long term home to live in.
Renters Beware by
Henderson Management is by far the worst management company I have ever been involved with. It took them four months to complete repairs in the unit I was in. They are very difficult to communicate with and it took them months, literally, to respond to maintenance request emails. They are rude, unresponsive and unprofessional. Many of their owners are from out of state and have no idea what is going on. I researched the owner of the property I rented and he was shocked when he saw my multiple requests for maintenance, on the same issue, that was not addressed for four months. Henderson is awful....read your lease carefully, they are swindlers.

We've lived here for almost 8 months now. We had 2 MAJOR problems with water. both were fixed that day, or at least a resolution was arranged and they followed through with no problems. It is nice having a Management company that is down to earth and realistic and works with you to make the home how you like it!
Great Place to rent from! by
I was looking for an apartment for a long time for me and my girlfriend. I found Henderson and I've heard good things about them from a couple people so I called them up.They were very nice and helped me find an apartment that was great for two people to live inI would recommend them to anyone, Thank you Henderson :)

My family has been renting a home managed by Henderson Management. They aren't the only rental management company that we've dealt with, but by far the best. From the day we moved in 2.5 years ago to today, Henderson Management has responded to each of our concerns and needs in a timely and professional manner.I travel throughout the US for my job, so my wife has to not only take care of our 5 children, but manage the affairs of the house. When we first moved in, I was out of town, my wife didn't think the home was as clean as it should have been. She contacted Henderson Management and a team of cleaners come out to the home right away.Henderson Management's online system for reporting problems and assigning a severity is fantastic, I could be out of town and still deal with anything that needed attention based on my availability. Henderson always sent out skilled technicians who were respectful and professional.Recently we informed Henderson Management of our intent to end our lease early since we had just purchased a home. Since the move is taking place just 2 weeks before Christmas, and we will be exhausting savings coming up with a required 20% down payment! we asked Henderson Management if they could work with us on the remarketing fee (only required when exiting lease early). Henderson Management replied and said they would completely waive the fee since we had been good tenants.In this day in age, it's rare to come across a company that is willing to foster a relationship over financial gain. Henderson Management has done right by me and my family and I stand behind a 5-star recommendation!John
Not reliable and cheat you out of money by
Problem #1 When they took over place I had lived at for 1 1/2 years previously they raised the rent $50, $5 a month was suppose to be for cleaning the outside area. It was just padding for their pocket as the place just got trashier and trashierProblem #2 Right after they took over I sent in a maintanence request to have my lock changed because you would have to shake the lock and sometimes wonder if you were even going to get in. They never came and finally sent a notice that the request was closedProblem#3 Bout a month and a half before I moved out my heater messed up. It wouldn't shut off and it was 90 degrees in my apartment. Hendersons requires you to sent in a maintanence request either on line or at the office. I tried to send it online and it said there was an internal error and wouldn't let me. Like most people who pay rent, I have to work so was unable to go into the office. I called and let them know that their online form wasn't working, that my apartment was 90 degrees and that I had to work and couldn't come into the office, could they please come look at it. I got no response. 2nd day I called, restated my problem let them know I hadn't heard from them still no response, 3rd day same thing. 4th day I was off went in very angrily turned in my written maintenance request. They girl starts stumbling with her speech and says she got the message and passed it on. Then proceeds to tell me that I should have spoke to her personally! Why? You got the message!!!! They sent someone out immediately. He didn't get the problem fixed and then the whole ordeal started again with me leaving messages that they online form still didn't work and that the problem wasn't fixed. 3 days of calling and no response until somebody called and wanted to show my apartment since i was moving out the next month. I was like really? You wont respond to my phone calls but you expect me to let you come show the place? Someone finally came out againProblem #4 About a week after getting heater fixed the boiler apparently went out in the middle of the night. I woke up freezing as did my neighbors. Atleast 3 of us tried calling the night emergency line with no answers. When we have no hot water we have no heat because our heater is baseboard water heaters. Problem #5 It became clear that they were just not answering my calls. I wasn't being a nuisance I had legit complaints. I would call the receptionist wouldn't answer. I would immediately call again either with my sons phone or I started shutting the caller ID off and they would pick up immediately after they just ignored my callProblem #6 Finally out! I get my deposit back and they charged me for things that I cleaned spotless. I wasn't going to argue it because I expected nothing less. The problem was, I moved out and turned in my key on April 14 and had the electricity shut off April 15. Paid my final electric bill April 24. Hendersons attached a copy of an electric bill they charged me for saying it was my final bill. It was dated for electricity usage April 15-May 8. I was NOT there nor did I turn the electricity back on. I called and left a message with Mike he did email me and told me to send a receipt. I responded saying it wasn't really relevant because the bill was clearly for when I was already gone. I have tried emailing him numerous times with no response. Also the gas bill they charged me for went thru the end of the month. I have contacted the better business bureau recently on this problem and hopefully it will get resolved
