Henderson Webb is a DESPICTABLE company. I moved into Gateway town home on 11/2/2016 and I'm ready to move out!, the apt was not move in ready: filthy, stopped up bathtub, dirty old bathroom vanity, leaky refrigerator ( wet all of my food), stopped up kitchen sink, moldy/rusty dirty dish washer, old nasty looking kitchen counter tops with grease stains. Squeaky old floors and Rats and Mice that run through out my apartment. They bit into the food I leave for my children after school. Its truly disturbing and disgusting! This apt is not habitable!This place is a living nightmare! The maintenance people continue to enter my apartment when I'm at work. My son, who's under age said that he encountered 2 strange men in the apt upon returning from school yesterday. They were maintenance! This is not the first time maintenance came in with my underage 18 kids at home. I advised customer service that I don't want these men in my apt.with my kids. These people are violating all types of laws. I have requested in writing 3 times to get a refund for my 2 months security deposit so I can find a suitable apt. But P. F Delaney (CEO) never responded to any of my request. I have been trying to rectify this situation with the company but I don't think they give a damn! I will take on this giant in court!They have encountered someone who will fight them to the bitter end until I get justice! That's what's wrong with this country...The big man always taking advantage of the little man and getting away with it. It's shameful and sad! My advice...PLEASE Don't Rent from Henderson Webb!!!

DO NOT RENT FROM THEM, unless you enjoy headaches. They make it near impossible to make your payments on time or even to get another apartment. I've been homeless over eights months. I did a four-hour roundtrip drive in waste today because they would not take two seconds out of their time to buzz me in and let me drop off a cashier's check. It's by appointment only, with no exceptions. They really need to be put out of business.

DO NOT RENT HERE. I SWEAR ON MY LIFE TO YOU THAT THIS PROPERTY MANAGEMENT SUCKS. I've been here 2 and half years. Their customer service reps. are a bunch of condescending and patronizing pricks. Please do yourself a favor and go somewhere else unless you want to receive disrespectful treatments and services from this corporation and their customer service. Be aware if you still want to rent their property. Their "maintenance" guys come in at different hours WITHOUT ANY AHEAD NOTICE. They just bluntly come into your apartment and conduct "routine" inspections and air conditioning filter changes while you're not home and without informing you ahead of time. About six out of your 11 neighbors (12 units of 1 bedroom in a building including yourself) smoke weeds/drugs all day and talk loudly at nights. If you're really unlucky, you will have some neighbors talk right outside of the building entrance; and I guarantee that you will hear the exact conversation s/he would have.

Slum Lords! Please be aware of the type of business you are dealing with. Do not rent from this company unless you want your credit screwed up! The customer service is very unprofessional and can do nothing to assist with anything. If anything breaks be prepared to fix on your own. They fix nothing and when they do its a patch job. The places are falling apart before you move in and when you move out they try to charge you for their non upkeep I would be Leary and stay away from this slumlord company. They have nice, floods, bugs, mold, etc. etc. the list goes on. They use cheap labor and the work is cheap. The balconies are unsafe and unstable. They get a -1 really but there cannot be negative stars on this app otherwise they would get a -1.

READ THE REVIEWS AND RESEARCH FIRST. I lived here for a couple years while attending graduate school. Other than the price, there is nothing positive to note about this community.



* We moved in during the middle of the summer heat only to discover the AC was not working at all. I had to argue to get emergency maintenance to come out to our new 90 degree home after being told by customer service that I should just wait until Monday (it was Saturday). NO.



* On multiple occasions, we called to inform maintenance of a hallway light that was not functioning properly. Because the light would flicker at times (and eventually stopped working entirely), I mentioned that it was likely an electrical wiring issue. I was told by maintenance that the only way to fix it was for them to "get into the wall" and that they probably weren't going to do that. This important light was never fixed and we learned to live with not being able to see going up and down the stairs at night.



* On multiple occasions, we called to inform them that our hot water was not working properly in the shower. Their only solution? Well, they made it so if we turned the shower all the way to "hot", we could get some hot water for several minutes. That was the best they could do. THAT WAS HOW THEY FIXED IT.



* In 2015, I paid my half of the rent, as normal, by dropping off a slip with my debit card information along with my roommate's check. I always quadruple checked my card information (and wrote super neat!) to prevent any issues. A couple weeks later, my roommate and I received a COURT NOTICE on our door for rent non-payment. My debit card was allegedly "declined" despite there being no reason for this to be the case and my bank having no record of an attempted transaction. I contacted Hendersen-Webb and inquired as to whether or not it was possible that one of their employees entered the written information incorrectly as I had been using my debit card regularly over the last several weeks without issue. They told me that they enter the information once and that then they don't try again if it doesn't process, so I requested evidence that it was *I* who made the error and now was responsible for late and legal fees. They couldn't provide my with this evidence, of course. I was also pretty irritated that they decided to escalate the situation by putting an embarrassing court notice on our door (well, a large number of our neighbors appeared to not pay regularly) when it's obvious we attempted to pay the rent in full.



* Mice. Our neighbors complained of mice, but I had never seen one up close. When I'd take the cats away for extend periods of time, I'd occasionally catch one scurrying out of the corner of my eye. After the cats had been moved out for a month, I found a dead one by the front door. Just chillin there, dead.



* Minimal notice of people entering our home for inspections, maintenance checks, etc. It wasn't uncommon to have a notice placed on our doors marked with a date earlier than the date of actual notice.



* I'm pretty sure our neighbors were trying to destroy each other. Fights and cops were not uncommon in that neighborhood.



* When we moved out, I only found out through my old roommate that we owed for damages. Hendersen-Webb sent a notice addressed to my old roommate, but never to me- glad my roommate called! When I asked why I never received notice as it is my legal right, they said they didn't have a followup address for me. After assuring the rental office that this was surely incorrect as I clearly remembered providing my followup address upon move out, they admitted that they had my address on file and must have not seen it.

I have not lived in a Henderson Webb property for about 19 years. Reasons? Maintenance is slower than molasses rolling uphill in the winter, office staff is extremely unprofessional, snow removal is nonexistent (except for sidewalks and parking lots for the rental offices and I was told that was because of potential residents! So to me, they basically said once you live here, we no longer care about you as a human, just a monthly check!), bug and rodent problems, and the list goes on. I will never live in another property owned my this "management" company even if they were the last homes on Earth!



Now, you may be asking, "Why is this woman waiting until NOW to write a review?". Well, let me tell you why. My oldest daughter, who is a single mother, wanted to get her own apartment and live independently. She wanted to stay in the Cockeysville/Timonium area since this is where all of her family is and her son was attending school. I was afraid for her because I knew that the only affordable place for her to live was going to be Henderson Webb. Well, that's where she ended up living. She has had very similar complaints as I had listed above. But the straw that has broke this Momma Camels back was when she recently called me to inform me that a maintenance man was just at her apartment taking pictures of her apartment. When she asked what he was doing, his response was "You are in violation of your lease, so I am taking pictures as proof. I will be back within the hour and if you want me to turn my head to these violations, you have to make it worth my while.". Once she realized what he meant, she called me crying and asking me what she should do. I informed her that I would be there and take care of this scumbag. Come to find out, this man is the head of the maintenance department and his name is Larry. My daughter called one of the other maintenance men who she knows and informed him of what was going on. He made a couple of calls to report Larry. A little while later, 2 different maintenance men showed up with a folded piece of paper and told my daughter that they were told to give it to her. The friend that she had contacted in the maintenance department has now been ordered by his superiors that he is not to have contact with my daughter and if he does, he could be terminated! Why is Larry's job not on the line? He is the one who committed a crime!



So, needless to say, my daughter is now vacating her home of 2 years and starting over due to her fear of what could happen should Larry decide to come back, without notice, at any time, day or night.



My advice to all who consider moving into the Henderson Webb apartments in the Cockeysville/Timonium area, please beware. They do not care about you once you move in and their head of maintenance preys upon women and fabricate violations in order to get his sexual tendencies satisfied.

I have been completely disgusted my entire stay in this community and I have been very quiet about my concerns. Maintenance and leasing office team is awful and rude individuals. They do not handle concerns at all. They always coming in your home smelling like they have been drinking and never fix anything. Recently I have had a leak in my home that has gotten worse everyday and no one has handled it. This has been going on for two weeks. I now have no air in my home for the last 3 days and it's almost 90 degrees in my apartment. So not only do I have a leak that may be causing mold, I now have no air. I have made over 9 calls in the last two weeks and nothing has happened. Please resolve this issue. My lease is up shortly and now I am considering Not renewing. I'm an disgusted and disappointed.

Horrible place to live, Roads are beat up, snow is never removed. units are repaired with old parts from vacant units. STAY AWAY AT ALL COST!

THIS IS THE WORST APARTMENT MANAGEMENT COMPANY I HAVE EVER SEEN. BAD CUSTOMER SERVICE, RODENTS IN APARTMENTS, OLD OUTDATED BATHROOMS, DIRTY CARPETS, MOLDS IN APARTMENTS. MAKE SURE YOU SEE WHERE YOU ARE MOVING INTO BEFORE YOU SIGN THE CONTRACT BECAUSE ONCE YOU SIGN AND YOU DON'T LIKE WHAT YOU SEE YOU ARE LOCKED IN THE CONTRACT AND THEY HAVE SHEISTY LAWYERS (ROBERT KILBERG) PARALLEGAL (TINA MARKS) AND RUPP ASSOCIATES TO GO AFTER YOU FOR THE MONEY FOR THE WHOLE YEAR EVEN IF YOU DIDN'T LIVE THERE.THEY WILL GO FOR YEARS AFTER YOU TO THE EXTENT OF GARNISHMENT. DO NOT MOVE IN HERE YOU WILL NOT LIKE IT AND EVEN REGRET IT. ALL THEIR APARTMENTS COMPLEXES ARE OLD AND ARE ALL SICK BUILDINGS THAT NEED TO BE DEMOLISHED AND REBUILD. THEY DON'T DEPOSIT CHECKS ON TIME, CHARGE YOU UNJUSTIFIED LATE FEES.
