First Rate helped me find a home. They went above and beyond to help me. They were polite and helpful. I did not have that same experience with other property management companies. They take care of my maintenance requests promptly. I have rented before and never received such great service!

The worst management company ever! Seriously do not rent from Sherri and first rate, they are crooks and will take you for every penny you have given them! Where do I begin… they start off good until you've signed your rental agreement, then they become unreliable, slow, non responsive, Sherri never friggin works so good luck every getting ahold of her, she has gone through two assistants in the two years since I was with first rate(beware current assistant!). If you plan on putting a massive security deposit down like most of their properties require, expect it to be mostly gone even if you left the place spotless. Bare minimum coming out of your deposit will be at least $600 cause of "cleaning" (no matter how much you cleaned and if its spotless) and carpet cleaning. O also, they will lie about how clean it was, when you confront them shocker they avoid it and take forever to get back to you or just won’t respond. Then some BS maintenance charges will be added as well. So basically, don’t do any cleaning cause you’re wasting your time. TAKE PHOTOS OF EVERYTHING BEFORE YOU LEAVE AFTER MOVING!! Likely you’ll need them for court. They are the most frustrating people to deal with, hell get this...they even charge you when they go out and buy light bulbs( on two separate occasions) for your place and screw them in, you get a labor charge added...for a half hour of work... on two separate occasions, I guess they couldn’t figure out you only have to make one trip to the store for lightbulbs instead of two. And then it takes a loooonngggg grueling half hour to screw that big bad lightbulb in.. Moral of the story, if you see the name first rate property management, run the other way!!

They do not maintain these homes but will make you sign a huge packet of papers threatening you with eviction and fines for stuff we have never do to our own renters. So far electrical problems, defective faucets that leak, light bulbs missing. Here's an example. If you do no vacuum out the dryer vent then they will charge you $75 if you don't produce a receipt. I'm all for doing this but when we moved in the dryer here wouldn't dry clothes so we switched our new dryer in. Still no dry clothes. I checked the vent, which runs over 20' under the mstbdrm, and it's totally clogged. Can't get them to come out and do it. Stay away from this group. (O completed an apprentice program for rehabbing homes and have done so for over 30 years so I know when things are hinky)

From the beginning it was horrible. They were too lazy to get their job done. They pushed our move in date back the day before we were supposed to move in. Making us have to figure out where to live in the mean time. Then once we did move in the house was dirty and gross , so we tell them it was dirty and we didnt want to be charged so they argue with us . Then make us have to schedule an appt. For their cleaner to come.... No that's not our job. Then the owner decides to yell at me over the phone in which case I wrote an email back to her saying we cannot stand their unprofessional attitudes. Then we don't even get our full deposit back. We didn't even leave a mess and took pictures as proof. They are the worst I've ever worked with. Nobody rent from them!!!!

We received most of our deposit back minus the carpet cleaning and a few damages we did to the house. Nothing major but we expected to be charged for the damages we caused. I know that First Rate takes pictures of all the Move-out damages. You should request those pictures from them. We did receive a detail of the charges along with our deposit statement and refund. If you did not receive that you should let them know. They have been very helpful whenever we asked for things.

This Property Management team is the biggest scam artist out there. They charged us $1,000 for a deposit and sent us a check for $5 dollars when we moved out. They never gave us any details of why they kept nearly our entire deposit. They contradicted themselves when telling us what walls they repainted. They also charged us for cleaning even though we spent over six hours cleaning the place before we left. The place was basically spotless! They also kept the whole pet deposit and never mentioned anything about why it was not returned. When we asked them why they avoided the question and never gave us an actual answer! We will be taking them to small claims court. I advise everyone to stay away from renting from them!!!
