I contacted them for service in my home. I have wall to wall carpeting on the second level with four boys and a dog you can imagine how difficult it is to keep our light sandy carpet clean. I don't didn't want anyone doing the work I met with several companies but Brad won me over. Not only did he give me a fair price he fit me into the schedule right away. Thank you BDK for your Quality Service!!
conflict of interest

Our condo asso contract BDK services and owner Brad started inspection of water issue in March. His original findings were that issue was from inside a wall - possibly roof leak (water getting under the shingles and down an inside wall), or perhaps a plumbing pipe leak, or maybe something overflowing from upstairs unit. He did a thermal test of the wall and found moisture in the wall near the carpet which he said pointed to the fact that it might be in the wall coming down. He thought it could also be a foundation leak seeping up...He wanted to inspect upstairs until and do go upstairs but when he asked for access from owner to inspect he was denied. He overconfidently stated multiple times he's been in business 25+ years and could solve every issue - that nothing eludes him ÃÂ¢ÃÂÃÂ and no one denies him so he was absolutely going to gain access to the upper unit. He said he'd contact prop management ASAP and gain access. (in the end he NEVER tried to gain access again, and itÃÂ¢ÃÂÃÂs unclear if he even asked management). He left us with a fan to help dry carpet. (HOWEVER he never gave us an option about the fan and more importantly ÃÂ¢ÃÂÃÂ he didn't tell us that it would be 25.00 a DAY charge! He just "left a fan for us" ( if we had known about 25.00 a day we would've used our own fan or the landlords "air moverÃÂ¢ÃÂÃÂ). Over a period of 2 months - delay after delay between the property management and BDK ÃÂ¢ÃÂÃÂ¦. As stated earlier there was NEVER an inspection of upper unit, or roof/shingles. Around the fourth week of this process, the carpet was pulled back but no foundation crack - Landlord had to pay BDK 150.00 to install it back down - Landlord said they understood that was part of the risk...but what about BDK following up on his initial summation that that water may have been caused by water getting in from under shingles, or from an overflowed sink/toilet/dishwasher ÃÂ¢ÃÂÃÂ well that summation would mean heÃÂ¢ÃÂÃÂd need access to the upstairs unit for which he never did....Also, pipe leaking from the wall or water getting behind shinglesÃÂ¢ÃÂÃÂ¦ that conclusion would mean the liability would fall within the association and that would cuase the association to pay BDKÃÂ¢ÃÂÃÂs Bill ÃÂ¢ÃÂÃÂ And since the association is where he gets his work from ÃÂ¢ÃÂÃÂ they are his "bread and butter" as the old saying goes ÃÂ¢ÃÂÃÂ he changed his tune and concluded his findings by saying he thought someone was "coming out of the shower wet" or spilling water....it was so lame. that's how conflict of interest works... his conclusion deflected the liability away from the association and they were able to pass on the 800.00 cost (yes you read that correctly 2-3 visits to condo by BDK over the course of 8 weeks and one fan - oh excuse me one "air mover") to the tune of 800.00 payable by landlord ÃÂ¢ÃÂÃÂ tenants (that doesnÃÂ¢ÃÂÃÂt count the 150.00 to put back down the carpet!). ThatÃÂ¢ÃÂÃÂs like buying a used car off the lot or a new fridge from Home depot and taking it home WITHOUT KNOWING WHAT THE PRICE IS! How can they do this? ÃÂ¢ÃÂÃÂ if the landlord or tenant has to pay ÃÂ¢ÃÂÃÂ then they should be told what the potential costs involved are so they can make an educated decision. And thereÃÂ¢ÃÂÃÂs no accountability with BDKÃÂ¢ÃÂÃÂ¦.itÃÂ¢ÃÂÃÂs in his best interest to declare liability with tenant so property management doesnÃÂ¢ÃÂÃÂt have to pay. Stay away from BDK & use your own handyman so you are paying them to do whats in YOUR best interest

I had BDK come out to take care of fire damage in my home. They came out right away and started to work on the damages. They dealt with my insurance company and all I had to do was sit back and watch my home be fixed. The completed the entire job within a week and my home is beautiful once again. Thank You BDK!

Grant it it has been over a year that they reworked my condo after a hot water heater busted, I still am so pissed every time I run across their name on some paperwork. After the work was completed I noticed little things missing like kitchen utensils and a plastic box of diabetic supplies but now I've discovered a bag of silver coins missing. I wasn't able to be home during the recovery process as I did not have the time off of work and I am a single person. The 2 people that were here I thought I could trust, however now I know differently. The one guy was a diabetic which I knew from talking with them day they were called to my condo by the association. So I'm figuring he was the one that took my supplies totaling about $300. I know my refrigerator was gone thru as well during this time because I noticed things moved around in there. The owner came to my house one day to go over the insurance papers. I was told by him that I would get a refund from of $200 dollars because I decided not to have my garage painted by them. They would have charged me that amount to paint a small ceiling. I did it for $15 (paint and a roller, done in 1 hour. I never received the refund. Today I went to look for bag of silver coins that I kept in my desk and found them gone. After tearing the desk apart to be sure I came across some paperwork from them and I said I know where they went, right in one of the service man's pockets. This has pissed me off to no end and I need to find out if I can still file a police report as it's been over a year. DO NOT EVER USE THIS COMPANY !!! Plus on top of this they were very slow in getting the work done probably because they were taking advantage of me by not being there. My service date began 7/20 and it took almost 10 ten days to complete. One day when I was able to come home early one of the servicemen was outside and he yelled to the other serviceman still in my house "The owner's home you better get to work"' Working with this company was a nightmare.

My association hired this company to do a clean up after a sewer back up. He cleaned my unit and also one other persons as well. I was quoted a price to replace carpet padding and the bill came in at over 100% more than the quote. They also broke my base trim and when I mentioned it to the owner he said that he had no idea what the condition of the trim was when they came. I sat and watched them remove the trim with a flat bar and saw them broke it.STAY AWAY FROM THIS COMPANY.

I just had my carpets, rugs, and couches completely cleaned by this company and am very happy with the results. They had a 20% coupon on their website which made the price good. Thanksâ

We had a little accident in my basement where a pipe broke and we had a mini flood. I called BDK Quality Services at 9pm and asked what was the earliest that they could come and they sent a crew at 6am the next morning. The crew arrived, they were professional, friendly and they did a great job. Thanks BDK for saving my carpet and making my life a little less stressful :)! Highly recommended.

Had some heavy rains and the sewers backed up in my area. My sump pump appears to have failed on me and had a bunch of water come into my basement. I called BDK Quality Services and was walked through the process of having a flooded basement over the phone. They were able to get a truck to my house in about an hour. They got all the equipment in the house and had the basement dried and cleaned up in just a few hours. The pricing came right in line with his initial estimate and they offered to help with any procedures required by my insurance. I would highly recommend BDK if you have an emergency...
