Investors from Sweden (through Svenska Investeringsgruppen) who have all relied upon mr Vincent Tortora have now closed all further business with him. The reason are the same as already mentioned on this forum. Complete lack of buisiness skills and above all no sense of responsability. He just leaves all problems to the client with an attitude that he has nothing to do with anything else than collecting money. Whatever you do, do NOT have anything at all to do with mr Vincent Tortora or his company. 10-15 Swedish investors can now join the growing club of loosing EVERYTHING because of Tortora. He just leaves their propertys as soon as any problem arises. This is NOT the man you can rely on when you need it the most!

My landlord just sold his house to TPM company like one month ago. And base on the lease, they should cover my gasoline. However, one month passed, we still did not have gas to use. We try to call the phone, they said they will get someone to contact me. BUT I DID NOT GET ANY RESPONSE!!

To Diana and Adam Kroll who wrote the two last negative post. Just because you had un realistic expectations on how 100 years old properties should perform it does not mean management did a bad job.

Of course you paid Property management fee's when the tenant decided not to pay rent.

Management companies are profit oriented business we are not charities for distressed properties or owners that are just concerned with their rate of return who don't want to put funds back into the property.

As for the other comment that her husband posted on 7/07/2014 I would welcome anyone calling Century 21 Balesteri at 716-837-7000 I was a top agent at his firm and he will have nothing but good things to about me.

Also Please call Mark Pagano as well the above applies to him as well he actually recruited me from Century 21.

As for the comment about Sarah Tortora she is also a top agent and does a great job for her clients and broker I am sure the Ms. Moran the broker of Red Door will back that up so give her a call as well.

Tortora Inc managed my properties for a little over a year. I own 2 multi family homes therefore i am small time so maybe that is the reason behind the complete lack of care I have experienced under this PM company.



I paid property management fees even when rents were not collected (which was often). I paid lawn care fees when lawns were not cut. I even received a $150 summons from the city which i had to pay for uncut grass. My tenants can attest to the fact that plowing and grass cutting were never done.

I was seeing massive repair bills on my statements over and over again without being first notified of the issues. This year i earned 0 ROI when in years past i was making 15-20%.



Vincent was extremely rude to all of my tenants, even the really good ones who actually pay their rent on time. Tactless, and downright mean for no apparent reason.

I would not recommend this company to any investor. You will be throwing your hard earned money down the drain.

Vincent Tortora's team have been instrumental in my purchasing and operating properties from out of town. For the last few years he has gone above and beyond for me and my tenants.



He is tough on tenants when it comes to rent collections!



His team is always on top of repairs....



His legal counsel Mary Chan from Perla and Perla is always on top of evictions and gets them out quickly.



Vincent knows the market and is always able to get me good deals....

Tortora Properties has managed my properties for two years, we started out with one properties we now have 5 building with a total of 10 units.

Vincent and his even did a complete rehab for me we purchased the property for 8k and they did all the work for under 10k. The property was up and running within 4 weeks and had tenants in it.

They do a great job.



Vincent is a tough no non sense manager with the tenants and expects the rent or they will be evicted. He konws the local market better than anoyone else and he is always looking for ways to serve his clients better.

Tortora Property Management has managed my properties for 5 years since the start of the company and they have been my only company I have used in the Buffalo Market. I own many properties in NYC and I purchased 25 units in Buffalo.

Vincent Tortora and his team have treated my properties as if they owned them.

Tortora Property management has always worked hard to fill vacancies and deal with all my tenants in a timely professional manner.

One of my larger buildings caught fire , Vincent handled the day affairs of dealing with the insurnace company and City officals in a professioanl manner.

I have watched his company grow from me being his first client to a company that now manages several hundred units as well as opening a brokerage.

Vincent is a man of few words and if you are looking for a management company to be for lack of better words a "Baby sitter " his style may not be for you. If you want a manger that is on the streets getting the job done then you might want to give him a try.

I believe Tortora Property Man...

I believe Tortora Property Management was referred to me by the only person that wrote a positive thing to say about the business. He does not return phone calls, take care of issues, handle the tenants, return tenant phone calls, and argues with you when you finally reach him. I would have given 0 stars if it was an option. It is people like Vincent with no value system, no integrity, who just want to take your money. He does nothing, then acts like he is doing you a favor to even call you.

to me Unfortunately many out of town investor(s) were never fully apprised of the fair market value and/or the physical condition of what they purchased in Buffalo. Thus, when someone break in, steal and/or vandalize their property, all a property manager can do is to advise the owner of their reporting procedures (contacting the police, obtain police report, and re-secure the premises from any further intrusion) and begin rebuilding said property. However, by the time the investor realized he or she is losing monies, he or she will get upset with the property manager for seeking funding for the necessary repairs. Since many of these properties were either vacant or tenant(s) is not paying to begin with, It is an unfair burden and unrealistic expectation(s) from investor(s) to demand repairs while we are lacking any immediate funding. It is our company's mission to do our best and go that extra mile to correct any mistakes or to get answers to our client's questions. We distinguish ourselves from other property management companies not only with our extensive experiences in this business but especially with the service we provide.

TPM has been managing my prope...

TPM has been managing my properties since early 2008. Always in contact and lettting me know what's going on with my houses, keeping them looking nice and well maintened and getting them rented quickly when tenants vacate. I could never have operated a successful long distance business without TPM.
