My experience with them was brief but unpleasant. I was helping my girlfriend move out of her apartment and was there for the inspection. The employee was very critical of the cleanliness of the apartment to the point that the average person would say it was clean or suitable for a 30 year old apartment and she described it as filthy and dirty. She was also very rude to me when I asked a simple question at the end to ensure my girlfriend had all that she needed. I will not rent from them in my lifetime, nor would I recommend them to anyone.

Some of Grant Properties actions amount to abuse, but they know to keep it just this side of illegal, so they get by with it... disrespect and disregard of tenants privacy; failure to give sufficient notice (they could probably get in trouble for that); trumping up excuses to keep security deposits. This company obviously exists to extract funds from students, who are warm bodies to to them. Have rented four places in Bloomington during senior year and grad school and have never been so disrespected or ripped off in a housing situation.

I would also give zero stars if I could. Lazy, cutting corners, rude to tenants, bogus fees, etc..
I cleaned for a full week and half before moving out, in accordance with their extremely detailed move out inspection guide, including dusting the light bulbs and cleaning under the refrigerator.
I received a security deposit refund of 155 out the total 575, including 183 for repainting nails ( i used 4 nails. Does that cost $183 to fix?), 50 each for the bathroom, kitchen, and windowsills (??????).

I complained about this, and when I finally had a meeting with them about this (for the person to whom I needed to talk was conveniently away, promised to return my call, and never did), they spoke a great game of waiving a few of the fees, assuring me of about $200 more of a refund, but they wouldn't have the check for me until the next day.

I then get a call five minutes before they close saying that the original check I received was originally a BILL of 155, so that they would be subtracting that. So, in essence, for a virtually spotless apartment, they had withheld my entire security deposit and wanted to charge me an extra 155.

Please stay away and encourage others to do the same. The business is simply feeding on college students and puts every possible obstacle in your way to keep them from doing what is right. They are deceitful and immoral, mores than any company I have every been involved with in my life.
I stayed at the Bellevue apartments on 2nd and Grant. the Apartment was an absolute mess when I walked in, with stains everywhere, doors falling apart..

They have yet to respond to any of my maintenance requests(including broken doors, a non working garbage disposal, windows that don't close). They do not even salt the parking lot during the winter.

For your own good, STAY AWAY FROM GRANT PROPERTIES

Horrible experience. My experience was similar to other reviewers. They asked me if I was renewing a month into my lease. As soon as I told them I wasnt, they began showing my apartment. I could'nt even get comfortable. They would even randomly drop in to show the apartment. Really annoying. I just got my deposit refund. $50 deduction for cleaning kitchen. $50 deduction for cleaning bathroom. $100 for cleaning blinds, windows, and window sills? $300 for repainting. Ridiculous. Glad to be done. I only lived there for a year. I've lived other places much longer and got more of a refund. Good riddance.

This is a scam! I had a similar experience to the other Grant Property renters except the beginning wasn't even enjoyable for me. If I could give 0 stars I would. I lived at the Bellevue apartments on 2nd and Grant. First of all, the apartment was incredibly dirty when I moved in. There was tomato sauce on the kitchen walls! All of this was 'noted' in the initial walk through. Second, there is an alley way running behind the building that is not quiet! They say it is a nice environment but I don't consider hearing drunks yell peaceful. Also, when I moved out, they kept my deposit! The apartment was way cleaner than when I moved in and the complaints I had made were suddenly no where to be found. I also got the lovely experience of someone coming over, unannounced, with people to show the apartment to only I was in my towel. NOT OKAY! This business is a giant rip off!

I didn't have any problems with them during my December-June sublease. I moved out in June, got a letter from them this past week (September) and what they are doing is nothing short of a scam. I am a clean, responsible, person and tenant who only stayed at that apartment for SIX MONTHS and they are not only keeping my deposit of $625, but expecting me to pay an additional $170. It is absurd and asinine to claim that I somehow made nearly $800 worth of damage on that apartment. They charged me nearly $400 for repainting. I did nothing to those walls. If you want to repaint, its not my job to pay for it. Not to mention $190 for two flea infestation treatments? Really? Other absurd charges include $50 for "cleaning of all blinds, windows, & window sills," $50 for "cleaning of all tubs, sinks, and toilets and all bathroom fixtures," and on and on. I lived alone, kept my apartment very clean, paid my rent on time, and was an ideal tenant. I did absolutely nothing to deserve any of these charges. I should have gotten most of or all of my deposit back. I cannot believe how nice they were for the whole rental process, and how quick they were to rip me off the second I left. DO NOT RENT AT LINCOLN HILL APARTMENTS OR FROM GRANT PROPERTIES. The price and quality of the apartments are not worth this trouble at all.
