Steer clear of Butzirus. They seemed like a friendly, family run business but they totally screwed me over. After I moved out, they held my deposit for 5 months without returning phone calls or letters and then blamed me for damages I never caused including construction debris they had stored in my closet and damage to walls present when I moved in. I neglected to take move-in photos so I had no evidence in my favor, but after paying rent on time for 2 years, and leaving that apartment cleaner than when I moved in, I feel betrayed. Judging from the awful reviews they have on many, many other web sites, I'm definitely not alone.

DO NOT RENT FROM THESE PEOPLE! As stated by someone else before, if I could give less than one star I would. I do not trust these men and I do not respect them. My lease ends at the end of this month and since I've already paid my rent they are ignoring my phone calls and just waiting for me to move! My bathroom sink has not been working for 3 weeks now and they have straight up ignored me - left multiple messages and they just never respond. They took my money and then treated me like scum. Save yourself the heartache and do not rent from this pretentious, rude, and horrible man Nick Butzirus. They suck you in at first! But do not be fooled, they are not nice people.

I'd give lower than one star if I could. We lived in a Butzirus property for over three years. At first, they bent over backwards to accommodate us. But as time went on, we were ignored. Unless we refused to pay rent until the problem was solved, like, say, the bathroom ceiling falling in and the toilet caving in to the basement. There were mice in the house- we knew where they were getting in, and Brad's solution was rat poison instead of plugging up the hole (which, by the way, we discovered held the remains of some former woodland creature- that was the final straw). We have a dog, who managed to get in to the rat poison. I should have sent them the vet bill.



Every time I complained that something wasn't getting done, Nick acted surprised that it hadn't been remedied because Brad hadn't said anything. It's not my fault that they don't communicate, just fix my damn toilet.



When we finally moved out, it took legal action and six months to get back our security deposit. NOTE- AS PER ILLINOIS LAW, THEY HAVE 30 DAYS TO NOTIFY YOU OF DAMAGES, AND ANOTHER 15 DAYS TO CUT YOU A CHECK. If they don't get you your notification/check within 45 days of your moveout, YOU ARE LEGALLY ENTITLED TO THE ENTIRE AMOUNT OF YOUR SECURITY DEPOSIT. Nick is the one who told me about this, so they are perfectly aware, just negligent. Pursue them to the fullest extent of the law until you get what is legally yours.
